      I've been renting, no incident, since 2010. Went to apply with Thornburg & Associates & thought they were reputable. Paid $50 for both tenants to apply but they strangely would NOT consider both incomes. We advised them that our current apt complex did not have an office, nor anyone that they would be able to apparently speak to (we tried for months to get ahold of a landlord to no avail) as well as telling them, amid COVID, we rented from a private ************* had left the state & sold the property. For these reasons I understandably included 3 OTHER REFERENCES from my 13 years of living on my own, with more. They refused to take any of that into account & told us because we didn't have "verifiable previous housing" they were going to charge us a double deposit plus 1 months rent. Also admitted they did not even try to get ahold of other references & only called our current place once & then was done with it. Given my long standing and GREAT rental history and both of us having full time jobs, verifiable income and my boyfriend having a credit score OVER 750, actually closer to 800 we thought,at most,a full month's deposit. I understand the predicament after 2020 but now see that lanlords & property rental companies are doing everything they can to rack up fees (with no intent on renting AND giving applications for apartments that have many other applicants or even an applicant that is already on their way moving in but not disclosing that even when asked). The fact they had no intent on renting to us under reasonable circumstances AND sent us to a construction zone makes me sick & I would really like our $100 app fee back since they DIDN'T conduct a full check with the money we gave them. The apt they showed us was completely torn apart, very unsafe, had all types of building materials laying around. Told us they didn't know when it would be done. It was impossible to know what we were going to be renting but they were going to charge over $3000 to move in.

      We keep all our applications.  Even those not accepted.  No one in our office is familiar with the name **********************  Could you please provide additional information so we can go through our unapproved applications.  1. Name of boyfriend.  2) address they wanted to rent 3) the timeframe they came into our office.  

      We have looked through our application fees deposited (we require them to be in a money or or cashier's check) for the months of June, July, August , September and October and do not find anything with the name **********************  We also find no written application with a ************************* name.  

      We also make it a practice to  return application fees to the applicant if we have already accepted another application or if we review their application and find they do not meet our qualifications such as no landlord reference or if they are not married we only count the income of the person who makes the most income. Our basic requirements are: 

      1. Head of household must make 4X monthly rent ( we do combine income if married).

      2. Must provide Landlord reference

      3. Criminal background checks are performed on all household members 18 years and older.

      4. We use a  third party service to verify credit.

      At this time we will need the additional information to research any further.
