      I have experienced rude before but on every single call the receptionist has been rude and does not help with any concerned.I revived an email stating ** being evicted after they sent a rent increase notice to the wrong address. I didnt even know about this until I received an email months later when all correspondence have been through email but magically they sent this letter to where ever.I responded to their emails with proof of address (power bill) and asked to speak to someone to help resolve this and they stopped responding. Then every time I call Im sent to ***** or ****** voicemail which is full. Then when calling back they magically send all calls to voicemail and never call back.if you are experiencing issues like this contact ** state housing authority and make sure it is the .org site and register any and all complaints. You have power and help when it comes to companies treating you unfairly and document every attempt to contact and results. If you are in my situation take this to court also because you have a right to be treated fairly. These companies rely on our ignorance and our lack of knowledge of who to contact for help, but research your resources. Also reach out to the BBB To anyone thinking of renting read all the complaints and make your own judgement but know you have been warned or how you will be treated

      I am rejecting this response because:

      I called the emergency line 3x for this issue 10/20/2022, the morning of 10/22/22, AND I was the one who called THEM 10/24/2022. 

      this issue is NOT resolved because it stems from a poorly managed/designed sewage line on MY side of the road. If the issue was resolved, it wouldnt have happened 5x prior to this one. 
      this is the only time its happened when I was physically not home, so this has caused a lot of damage to my home. 
      my ductwork is **mpletely ruined (filled with sewage), the flooring in the hallway and bathroom is destroyed. No one has ever CLEANED my yard of raw sewage except me- and I refuse to this time unless **mpensated. 
      this will **ntinue to happen unless the management ** or owner upgrades or replaces the sewage lines.

      The tenant submitted 3 work orders on Saturday, October 22, 2022 at 10:37 am, 11:21 am, and 1:00 pm.  Tenants are aware we have an emergency on-call phone during the weekends.  There were no messages from the tenant  on the on-call phone.  When i got to the office and checked the computer, I saw the 3 work orders and called the tenant.  I asked him why he did not call the emergency number and he said he tried.  I know for a fact there were no phone calls or messages because i was the one on call that weekend.  We alternate between the two owners each week with the emergency phone.  I called and spoke to the plumber and he was at their property that afternoon and repaired the issue.

      our records in Rent Manager show only 2 previous times the tenant has reported sewage problems prior to this happening on 10-2-2022.  January 1, 2017 and October 18, 2021 work orders were reported on the computer and ******** Plumbing promptly responded. **************** was emailed and sent copies of the rules and regulations for the Mobile Home Park and also a lease addendum he signed acknowledging he received the rules and regulations.  The addendum clearly states the tenant is responsible to damages to his unit.  It is unfortunate that the problem occured but tenants are advised to carry insurance in case of these types of emergencies.
