Date of transaction 10/18/2023 The first heavy rain, which was around the 1st week in April, water was coming in around the door from the transom window and onto the floor. They came out again on 7/29/24 and caulked around the roof at the transom window. Sent another text on 9/27/24 after another rain that the **** was still leaking, sent pictures. This time they sent it over to Liberty Sheds and said it was a Warranty issue. ***, the builder came out and caulked several places. Contacted Liberty on several occasions 1/6/25,1/9,1/15,(I have the text if needed) and they never contacted back. Finally, on 1/20/25 *** came out and caulked inside and out of the transom window. On 2/11/25 ****** from Liberty Sheds they would not honor the warranty due to the shed being altered and sent me a copy of the warranty. I have not altered the shed except putting in insulation and a vapor barrier. *** ******* came out on 2/14/25 replaced the roof that was covering the transom window on his own time. To date, the shed continues to leak each time we get a rainstorm. I have several pictures at various times of complaints. I would like the leak to be fixed by someone of MY choosing and replacement cost for insulation and plank boards on the ceiling. I have many pictures but most are in .mov and too large to send.

I have not heard from the business in response to my complaint. They said prior they were not going to cover damage but it IS a warranty issue and they should pay for the damage and replacement materials.

Liberty Sheds, LLC offers a limited 10-year warranty that covers defects in material and workmanship. As outlined in the warranty terms, this coverage does not extend to "units which have been altered or modified without the authorization of Liberty," and the warranty "becomes immediately void when a Liberty shed is converted into a habitable space or finished out." The addition of insulation, a vapor barrier, and interior wall and ceiling coverings constitutes a modification that voids the warranty protection. Even though the warranty was voided by these alterations, Liberty Sheds made multiple service visits in an effort to assist the customer.

      Our team:
Re-caulked the area around the transom window on several occasions,
Replaced the roof section covering the transom window all at no cost to the customer.

These services were performed in good faith, above and beyond the responsibilities outlined in our warranty coverage.
For reference, we have included a copy of our warranty, a copy of Ms. ********** invoice, a picture of the interior of her shed at the time of completion (showing the original stud walls), and current photos showing the modifications that voided the warranty.
It is always our intent to be transparent about our warranty terms. The full warranty is available on our website and is also included on the second page of every customer invoice.

I am rejecting this response because: First of all, the leak is coming in through the front door and shows no other water damage except right in front of the doors.  If they are saying they won't honor the warranty because of the insulation and vapor barrier they are just using that as an excuse not honor the warranty. Insulation and a vapor barrier is not a modification/alteration, that is a stretch.  The leak was detected before the tongue and groove ceiling was ever installed, that's how we discovered the leak.  All we had done at that point was bought the materials. The first hard rain, the water was running down the side of the door and there are water stains all over the wood right at the top of the door just at the first two transom windows on the left from the inside. Nowhere else is there evidence of water.  When I pulled the ceiling down the water was being soaked up by the insulation but if it weren't for that there would probably be damage to the floor as well.  So for Liberty to say they won't honor the warranty, its not because of what they call "modification, alterations" because that had nothing to do with the water coming in. It's a builders error! What that error is, I don't know but it's causing water to come into the shed from the front door.  Any lawyer would argue that just by looking at the evidence.

This company hired a subcontractor to haul their sheds. My neighbor has her shed removed from her yard and this company exited through MY yard and caused a significant amount of damage and is refusing to accept responsibility for the damages and refuses to make it right. How is it ok for them to use someone elses yard when removing a product. This is trespassing and is bad practice as a business. My photos will not upload.

I was unaware of this situation until I received a letter from the BBB. Due to the involvement of multiple parties, there was a lapse in communication. Upon receiving the letter, I began investigating the matter and spoke with everyone involved. Ive learned that Ms. ********* neighbor rented a shed that we, Liberty Sheds, manufactured using a rent-to-own company, ***********. When the neighbor decided to return the shed, AFG Rentals coordinated with Harkeys Hauling, the company responsible for hauling our buildings, to retrieve the shed from her property.

It is my understanding that the neighbor gave permission for the delivery professional to access that part of the property. The two companies I mentioned before, *********** and ************** Hauling, did communicate about this situation, but our customer service team at ******************** was not alerted. Although our delivery team works hard to prevent damage during delivery and retrieval, which involves moving portable buildings across properties, occasional circumstances could cause damage, depending on factors such as soil conditions, weather, and grass maturity. On rare occasions, we address these issues directly with our customers or, in this case, with the neighbor.

I'm unclear on what the next steps would be. Am I allowed to reach out to the customer directly or should I allow you to put us in contact? If I had been made aware of the issue earlier, we would have worked with the neighbor to resolve it by either sending one of our employees to smooth the dirt and reseed the area or by arranging for a landscaping company to handle the repair.

Thanks again for your help! I look forward to hearing from you soon.

Merry Christmas and Happy Holidays to you and yours.

      Take care,

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and I accept it.

they have permission to call me at ************** as to nobody has my permission as the owner of the property to trespass on my property and cause damage. I know there were several subcontractors involved. However as a business owner myself it falls back on the original business owner and they make it right and then can settle up with the subcontractors. I have to pay to have my yard repaired at $600. I would like to be reimbursed
