    The only thing I can say is that I didnt have too many issues with maintenance calls. However, I rented for years from them and was consistently harassed about maintenance that was not my responsibility (since I was not an owner) such as seeding and treating the entire lawn, sending pictures of lawns and threatening charges that werent even our house, and threatening to have us charged $300 for lawn service for single weeds that had sprouted from rain. My dad eventually got involved (I was pregnant at the time and he was upset with the stress they were instigating, along with the fact that he himself has been a landlord many times and knew their requests were *****) and asked for their representatives names and provided our lawyers names. They never responded, despite multiple requests, but the harassment stopped. Moreover, when I moved in I was told you can hang whatever youd like on the walls, but then overcharged a ridiculous amount for repairs (which we spackled for them). They also said that we could either have our carpets cleaned or they would charge up to $400 in cleaning fees. Due to the short notice given (they were not flexible in offering anything other than a month to month due to wanting to sell) we decided to just pay up to the $400. BIG mistake (charged over $1000). Ultimately, they kept all but ~$300 of >$2000 of our deposit in the end. We had professional cleaners the entire time we lived there and had them clean after we left. Integrity found any minor detail they could to charge ridiculous amounts for repairs when we left so they could make a few more bucks off of our security deposit. Dont walk, but RUN away from this rental company. It is as close you can get to a legal scam. They are inconsiderate of their tenants and difficult to communicate with. They will justify their actions by any means possible if they benefit from it. Their name is Integrity Rental but they have anything BUT integrity within their business practices.

    Regarding the carpet stains, our records and professional cleaning reports indicate that the damage was excessive and could not be remedied through standard cleaning. Per the Move-Out Cost Guide signed by ********************, we could have charged for a full carpet replacement due to the extent of the damage. However, we chose to charge only for the stains, which we believed to be a fair and reasonable approach.We understand that tenants are allowed to hang items on the walls. However, the charges you incurred were not related to standard drywall patching but to additional damages that required professional repair services. These repairs went beyond typical wear and tear and necessitated intervention from our vendors to restore the property to its original condition.As for the landscaping and communication issues, these directives came directly from the community HOA. As property managers, we have an obligation to comply with the HOAs guidelines and ensure that all properties within the community meet their standards. The upkeep of the mowing and shrubs are the tenants' responsibility as outlined and agree upon in lease documentation. Our aim is always to maintain a harmonious relationship with both our tenants and the HOA.Lastly, regarding the sale of the property, the decision to sell was made by the property owners. Integrity Rental Services fulfilled the lease contract in its entirety and provided a month-to-month term option. It is important to note that the move-out was initiated by the tenants not our team. Our goal was to offer as much flexibility and support as possible during the transition period.
