    On February 28, 2023 a $***** charge appeared on my credit card statement. Prior to that, I had called TJS Properties and spoke with one of the employees about a rental home on ************ in **********, **. The employee informed me there were two other parties in front of me already interested. She told me to submit an application and assured me the ***** app fee would not be charged to my credit card unless both parties ahead of me backed out. When it did appear on my credit card statement, I called the office of TJS Properties and left several messages with ****, the manager, to inquire about getting a statement credit. After several weeks and several calls with no reply I decided to make a visit to the office. When I was finally able to speak to **** in person, she informed me the employee I worked with "had no authorization to tell me that I would not be charged $*****". Whether or not the employee had the right to tell me I would not be charged, I should have received a ***** credit. On my visit **** also stated that *** does not offer refunds, App Folio is the company that handles them. So, I sent an email to ******************************* to which ****** replied that AppFolio does not have access to those funds, and I should contact the property manager at TJS directly. So, I left several messages with **** again, to which I never heard back.Apparently, **** is in the habit of doing this since there are many ****** Reviews stating this. Unfortunately, for me, I did not read these before I had any dealings with TJS. All I am requesting is a $***** credit to my account.****** at AppFolio can be reached at ************* or ********************************. **** at TJS Properties can be reached at *************. TJS Properties at the time was located at ***************************************************. It looks as though they might have moved to ************************** ********, ** ***** but I cannot confirm this.Thank-you for your help with this matter.

    Application fees are non-refundable and our applications state that.  When applying online through the website we use a third party (Appfolio) to screen our applicants.  There is a fee for this service and once an application is processed the fee is deducted from the applicant's online application payment. I see that ********************** applied for ********************* and 4 Pillory Circle which is why she was charged to application fees.

    I am rejecting this response because:  I was charged a fee for a property that was not available to me.  There were 2 parties in front of me that were interested and so I was assured I would not be charged unless they both backed out.  As it turned out, the property was rented out to a family member.  This doesn't sound like an honest way to run a rental property business.  In fact, who is to say this is not a common practice with TJS to charge customers for application fees on properties that are not available in the first place.

    We received multiple applications for these properties.  When we have multiple applicants we discuss them with the owner and the owner makes the decision.  Again there is a third party that screens the applications and we are charged for each application that is processed.
