This complaint concerns a negligent and misleading property inspection conducted by Mangum Home Inspection conducted by ******* ******. The inspection report included fabricated claims, property damage caused during the inspection, and a serious breach of security by leaving the home unsecured. The inspector falsely reported multiple issues, when these issues were non-existent or not to the extent reported. For example, reporting that downspouts were missing on the exterior of the home, when none were. Or that an electrical fireplace was "non-operational" suggesting internal or electrical issues when it was simply there for staging as well as not plugged in. Additionally, the inspector damaged multiple blinds in the living room and rear bedroom. Claiming that the blinds "fell" to the floor during inspection. However, the design and installation of the blinds would result in "falling to the floor" because the inspector pulled on the secured blind with too much force or in a way, dislodging it from its mounting brackets and snapping part of the blind trim. Even more egregious, he left the damaged blind on the floor and didn't bother to put it back. Lastly, multiple windows were left unlocked in both bedrooms after the inspection, posing a serious safety and security risk. ********* conduct created real issues for the sale of my property. His fabricated claims could have led to an unjustified price reduction or delayed closing. It also risked creating unnecessary doubt for the buyer, potentially jeopardizing the sale and the seller’s credibility. To counter these issues, I spent several hours re-inspecting the property taking picture and video evidence to dispute ********* report; writing a detailed response to the seller; and invited the buyer to re-inspect these issues themselves. The inspector’s behavior reflects a lack of integrity and professionalism. Due to these circumstances, I request a formal review of the inspector’s conduct and a written apology.
