    Purchased a brand new home in April of 2021. As we got closer and closer to the 1 year warranty **** we started noticing little things not quite right. We sent in the 1 yr warranty information after about 2 months a plumber showed up 2 months later an electrician then nothing. It's been 14 months since the year **** and still have things that were never addressed. Email after email with no resolve. And now an apparent leak showing through the drywall in the garage ceiling, unacceptable. Nail pops and shoty paint work and an eroding driveway aside I wish I never Purchased this home. Shingles on the roof were never addressed, outside roof vent hanging out never addressed, breakers always triping with just lights on. These are things I would expect to deal with on a 10 or 20 year old home not a new construction.

    7/28/2023 Builder communicated with homeowner regarding the BBB complaint. This complaint was unexpected as we had all warrantied items checked off on our internal listing- with the exception of the two hanging vents in the soffit (see note below). The homeowner verbally confirmed (on 7/28/2023) that the electrical and plumbing items were addressed last year, but he is unsure whether the roof item was addressed last year. We have this item as "completed" on our internal list of warrantied items.  As the homeowner is currently on vacation, he is going to inspect the roof from the ground upon his return home and will let us know if any warrantied issue remains. 

    Regarding the only outstanding item on our internal list - the two hanging vents in the soffit: Our contractor informed us on 6.17.2022 that they went to the house on 6.13.2022 to address the vents.The person at home didn't have any idea what they were referring to and thus, the contractor was sent away and did not return.  We noted that on our internal warranty checklist for this home. 

    We were able to find just two emails regarding the Home Inspection Report/Warranty. On 7/27/2023, our office staff requested the homeowner forward all email correspondence. The email sent by homeowner was one we already had on file. Therefore, we are unable to confirm that "email after email were sent with no resolve". 

    We strive to build wonderful homes for our homeowners and stand by our warranty.  The Builder has added the two items (vents/roof) to the internal checklist so that he can ensure the items are successfully completed.
