    Project that started 8/21 with initial meeting, contract signed 12/21, permits approved 3/*********** is still not complete 8/22. Contract stated work would be done within 90 calendar days, it's been over 180 days.We have paid ********** and have not received change orders as requested and only 2 invoices/receipts.Work has not been executed per the plans with many items not done at all. We still have issues that have not been addressed including ac installation done correctly, window and sliding patio door unable to open, laundry machine pan not attached, closet door installation, shelves supported, door handles installed, repaired ceiling areas not painted, broken septic tank cover replaced, outdoor light replaced and attached, and excess building materials removed.**** White and *** Clade did not oversee the project for quality control which resulted in sub par quality of work. D*** ***** gave up on completing the project so we reached out to ************, he stated he didn't know it got so bad and tried to do a few items. After a month and a half of requests to fix the sliding patio door on 8/16/22 I made a final plea to fix it so my elderly parents could open it and have a 2nd exit but as of 8/25/22 it was still not so we had to hire a handy man to fix it which he did in 15 minutes. He said the screws were stripped on the wheels which he fixed but the door still did not close correctly and discovered it was not installed plumb so it will need to be reinstalled. We do not have trust they will complete the job and if they eventually did it would be done incorrectly. We want to be credited/reimbursed for all the items they did not do per the plans, everything we purchased which were not supplied (including a portable ac unit when the ac did not work for over a week) and for the work we've had to hire out because they didn't complete. I can supply all receipts. I also have all email/text communications and recorded conversations which I eventually started.

    Regarding the complaint as stated, please note that the attached change order, with backup, shows that the "credits" to the owner that they have requested, have been addressed with only a couple of exceptions. Starting at the first line of the complaint the 12/21 execution of the contract. The reason the project was not started until 3/22 was because (1) the owner changed the plans multiple times and this can be verified by the Designer/Engineer if so desired. (2) The County took several weeks to approve the plans with corrections they required before issuing the permit. 

    The reference to 90 day completion is incorrect. The contract actually says the project will be "Substantially" complete in ********************************************************************************************************** that time frame. This did happen. In good faith the contractor, set a meeting with the owners, when requested by the owners and worked out a schedule to substantially complete the project by June 27,2022. This was completed in that time frame with the exception of some warrantee work with the **** and other minor details. The final inspection was completed shortly thereafter by the County. On several occasions we had workers on the way to the job to repair any items and the owner said it was not convenient for them to come. (Our roofer, for example). Scheduling workers continues to be a problem to this day To cause the subcontractor to literally turn around and leave the job without having the opportunity to repair the subject issue, made the job more difficult to manage. Any reference to the lack of oversight on the project is absolutely false. We have detailed records of the management trips to the job, if so needed.

    In an effort to please the owner we gave them additional items they wanted, free of charge. (For example a set of brick steps in the front which cost us $1,700). All of this was done in good faith. 

    Garage Builders of Raleigh, *** will go one step further, since the owner is upset with us, and provide her with an additional $500. credit to satisfy the remaining alleged fixes. This will reduce the final amount due to $32,195.00.

    We didn't get a chance to reply to you through BBB because we had a family emergency so I've copied *********************** on this email.

    Your final bill has been sent prematurely as we still have a list of items that haven't been completed and we have not received a COC for the garage permit.

    Permit on Garage

    I checked the Wake County permit portal today and it is only 75% complete, there are two re-inspection issues that need to be resolved and we need to receive the COC.


    Items that haven't been Completed

    The list of items below has been requested multiple times over the last 2 months which is beyond the expectation of timely manner, therefore as we stated in the BBB complaint, we are hiring a handyman to do the work and will submit the invoices to you for labor and materials.

    • Roof soffit trimmed to 1 inch of roof and capped/sealed.
    • Ceilings in bedroom and bathroom painted from drywall repair
    • Replace outside light and reattach to the house
    • New wood on screened porch painted
    • Second septic tank cover replaced

    **The 2nd level floor has a 1/2 inch hump through out the length which I pointed out to ***. He stated the floor installers did not sand down the beam. They came back to do so but can't because of the plywood on that area and we were told a framer needs to take off the plywood and sand down. We will get a quote and submit that as well.

    ** In a previous email earlier today we listed the items your sub contractor Steve ******* stated he would do within a week of last Thursday, that list is below. 
        We also stated to him that if that was not done we would hire a handyman and submit the invoices to you for labor and materials.

    • Fix the front door that wont stay closed
    • Fix the garage door that doesn't fit correctly
    • Install wood shelving supports to hold the metal shelving supports in the pantry.
    • Install supports for the clothing racks in the master closet and sitting room.
    • Install the closet door.
    • Install door pull hardware on both sliding doors that we have.


    In addition, you will submit the form to ****************** will send out a tech to fix the following issues.

    • In stall balance in left window on three window panel in sitting room
    • Fix the frame on the right window on the same panel
    • Inspect the install of the window 3 window panels in the dining area and living room which are sagging.

    Credits and Reimbursements 

    See the attached summary with documents.

    Warranty Information

    Please send us warranty information on items you installed, HVAC, water heater, windows, toilet as well as the warranty details on all the work that has been done. (ie, plumbing, electric, framing etc.)
