    We have a new home located at **************************************** built by Chef * *********************** LLC and Techmark Homes, LLC. We experienced 11 months worth of delays in the construction process, which ended up costing us an increase in our mortgage payment of more than $600/mo. by the time the home was finished. *ven though we ended advancing the builder nearly $85,000 over and above the building loan that the bank approved for the construction of the home, we found sub-standard material being used, and poor, non-professional workmanship in the final six months of construction. Both GC ************** -Techmark Homes and ************************* -Chef * *********** signed a NC 2A3-T form which was to protect us from shabby construction and sub-standard material and to cover several of the known construction problems that went into the house. These problems were to be corrected within 30 days from the close of escrow. Form 2A3-T is supposed to warranty the construction for a period of one year. Both Chef * Realty and GC ************** - Techmark Homes LLC, have failed to honor this warranty, and failed to answer any and all requests to correct the construction defects. They have disappeared! In spite of filing a very detailed complaint with the state contractors license board (they are a worthless bureaucratic entity), so we ended up paying for an independent professional building assessment which returned a 170 page report of "construction defaults". We've also gotten our state legislator involved to go after the state contractor's board responsible for protecting home buyers from unscrupulous business people preying on disabled veteran families like us. With cracks appearing in our walls our first step is to pay a foundation company to reinforce the first floor with a steel beam at a cost of more than $9000 and them start on repairing the cracks in the walls and rebuilding such things as the substandard kitchen cabinets, leaking plumbing and electrical problems.

    Our solution appears fairly simple. We want our home 's many problems corrected, however since these two companies do not seem to have the skill or ability to make the original construction satisfactory and do not appear to be willing to provide the needed repairs, the document they both signed has them agreeing to cover the costs to make make necessary repairs and pay for the cost of us using qualified contractors of our choosing. Since it is becoming more evident on a daily basis that they do not appear to be willing to move forward we are asking.....Landmark Homes to fulfill their obligations to pay for new outside contractors to correct the many problems we need fixed. Since our previous complaint submitted earlier this month, we have since discovered new and increasingly disturbing problems.
