    Date of home purchase June 5, 2023 **** $397,500 Plus $7000 cash for back yard wooden porch. General Contractor included for dual responsibility: Techmark Homes, LLC, ******************************************** Developer and General Contractor refuse to fulfill their warranty obligations required under NC form 800-T. House has numerous structural faults in construction. We paid for an independent inspection. It outlines 170 pages of non-code compliance and construction defects. The culvert from the drive to the street collapsed causing water control problems when it rains; Inadequate electrical service to the home, garage floor fell in and had to be poured again. The floor has no support piers, the support girders have large gaps causing floor to sag; walls are cracking including a main support beam for the 2nd floor; The roof has numerous problems that will cause it to leak, flashing is not proper; the rear wood deck is not fixed properly; wood front porch is unsafe and not properly supported or attached; AC breaker amperage is inadequate; the shower floors have numerous cracks; interior doors no longer hang straight; stairway rail is not solid and doesn't function to offer support; kitchen cabinets are sagging and now have cracks appearing; kitchen sink is coming undone on one side; all the caulking was done so poorly there are cracks in every seam; the water heater leaks; the home's elevation has water running back toward the home, not away from it; basement crawlspace is so humid mold smells are coming from it; The siding on the outside is all warped and improperly installed; several electrical outlets are loose; plumbing waste line is not properly installed, plywood is deteriorating in flooring; microbial growing is present already; "H" clips and roof sheathing are missing in attic, there are gaps at the roof ridge causing damage of the rafter system; some of the I-joists are damaged. the front porch is beginning to crack. We are finding new problems every day.
