      I am writing to formally complain about Willow Valley Resort's handling of the relinquishment process for my timeshare ownership. My experience with Willow Valley Resort has been fraught with challenges, and I am seeking resolution to alleviate the financial burden and emotional strain my family and I are currently enduring.Due to significant hardships, including a reduction in income and the passing of my husband, maintaining our timeshare at Willow Valley Resort has become impractical. After careful consideration and due to our current financial constraints, I have decided that relinquishing our ownership is the best course of action for us I have tried to communicate with Willow Valley Resort about relinquishing our ownership, but they have been unresponsive and inflexible. Despite explaining our financial and personal hardships, they have shown no empathy or willingness to waive the cancellation costs. The maintenance fees are now unaffordable for me, and paying them would worsen our financial situation.I understand that there may be standard fees involved in the cancellation process, but I had hoped that Willow Valley Resort would demonstrate understanding and compassion given the extenuating circumstances my family and I are facing. Unfortunately, this has not been the case, and their lack of responsiveness has added unnecessary stress during an already challenging time.I need your help to resolve an issue with Willow Valley Resort. Specifically, I'm asking for your assistance in urging them to reconsider their position and waive the cancellation fees for relinquishing my timeshare ownership. My goal is to resolve this matter amicably and alleviate the financial burden on my family Thank you for your attention to this matter. I trust that the Better Business Bureau will ensure Willow Valley Resort addresses my concerns promptly and with the compassion my situation warrants.

      To Whom it *** ****************************** of Co-Owners at ********************* Willow Valley Resort, is a homeowner's association for our Resort owners. The units at Willow Valley Resort are deeded timeshare property, meaning that each of our homeowner's has a deed for the unit and week that they own. As such, the unit/week is fully owned by ***************************** and is fully her responsibility to sell the deeded property to another interested person. This timeshare property is deeded, and it no different than the deed to your own personal home. We have included a copy of the deed in our response. Also, when ***************************** purchased the deeded property, she initialed and signed a buyer's recognition of representations stating that she fully understood that she was responsible for the unit, the annual assessments and that there was no resale program for the timeshare. We have included a copy of this buyer's recognition of representations.

      Willow Valley Resort does offer a courtesy resale listing on behalf of our homeowner's that is kept here at the office. If there is an interested party, we help the seller and interested party get in contact with each other so that they can negotiate the details. Willow Valley Resort also offers a payment plan to all homeowners to help them stay current on fees and continue use of their timeshare. We do not have a timeshare sales license as the ********************** has been sold out completely since 1996. The Resort does not have a "cancellation process" or "cancellation costs" and the Resort does not take deedbacks.

      We hope that this response clears up any questions that ***************************** has about her timeshare and the annual dues that are owed from her.
