    I was a resident of Rising View for 5+ years. While we were thankful for our home their practices especially AFTER or when a resident is moving out is sickening. They have protcols they follow for the move out process, Provide a list of what is to be done by the tenant prior to final inspection. In following this list I completed all items, have photo documentation of said home ALL areas including those I knew would need to be fixed. They are trying to charge me over 2k for a reclean of the home and yard restoration. They say they have photo documentation but have been able to provide such proof. On the invoice I received it stated my deposit to be applied to the charges YET IT IS NOT APPLIED. When asking for an itemized invoice for charges they werent able to provide one for the $800 charge to re-clean the home. On the invoice provided for the yard restoration which lists: scalping the yard, aerating, seeding to be done NONE of it has been done and the only services completed have been yard mowing, edging and trimming of the rose bush and two lilacs in the front landscaping. While I have photo documentation, receipts they are unable to justify or explain the charges being charged for services NOT being done after my move out. I have proof these have not been done.

    In my time living there we had submitted over 23 work orders for flooding in our home, mold issues and standing water. The underlying issue was never fixed, for the mold they did not treat but painted over it. Along with having mold testing done with documentation they're response is "all of our homes have mold due to age". There are TOXIC mold in the home, air renturn vents, and in the air alone causing my asthmatic children to get sick, have increased ER visits, asthmatic flares and medication regimen changes. Their negligence is sickening especially for many military families who live in the community. Many families have been treated the same. This needs to be fixed and stopped.

    We understand that moving can be a stressful time, and we want to assure you that our goal is always to be transparent and fair. We have extended several invitations for you to visit our office to review the charges and supporting vendor invoices in person, and that offer remains open at your convenience.


    Regarding the cleaning charges, a professional vendor was brought in to assess the condition of the home, and their bid for the cleaning was $800. This estimate was shared with you. The cleaning has since been completed, and we are happy to provide a copy of the vendor’s invoice for your review.


    As for the yard restoration, the original charge was $943.92. However, we worked with you to reduce that amount by 50% as a gesture of goodwill. While the work has not yet been completed, it is scheduled with the vendor for June 18.


    The remaining charges include $1,015 for damages to the home, which were not disputed, and $56.84 for prorated rent. After applying your security deposit, the remaining balance is $1,616.30. We understand this is a significant amount, and we want to emphasize that these costs reflect the necessary work to return the home to a condition suitable for the next resident.


    We are more than willing to share all documentation, including photos and invoices, and we welcome the opportunity to discuss this further in person if you choose.
