    I moved into a unit managed by Kabredlo’s Property in summer 2023. I was forced to move out early due to the A/C unit being nonfunctional, which created extreme heat and mold inside the unit. I have documentation of the mold, hospital records, and correspondence with Kabredlo’s employees confirming that the A/C issue was never resolved.

    The heat and mold severely impacted my health, especially as a Type 1 diabetic. I experienced multiple hospital visits as a direct result. Despite repeated communication, the unit was never made habitable. I ultimately had to vacate the property for my safety and health.

    Now, nearly a year later, Kabredlo’s is attempting to charge me $1,460.50 in lease termination fees. However, Nebraska law requires itemized deductions or charges to be sent within 14 days of vacancy, and I only received the invoice nearly 12 months later. I have audio of their staff confirming the invoice was originally returned as undeliverable, yet no other attempt was made to contact me despite having my updated contact information.

    Their handling of this situation has been negligent at best and unlawful at worst. I am disputing the charges in full and will also be pursuing compensation for medical expenses and emotional distress caused by their refusal to maintain a habitable unit. This complaint is one part of a broader legal dispute now in progress.

    My apartment building dryer has not been working for multiple months. I have put in multiple requests to have it fixed all of them have been closed as completed but not a single time has the dryer been working since i had put in the first maintenance request. The first request was sent on Monday, June 17, 2024 11:47 PM second request was sent on Monday, June 24, 2024 10:21 PM third request on Friday, July 12, 2024 4:19 PM fourth request on Tuesday, August 27, 2024 9:59 PM. All request dates and times were taken directly from the maintenance request website. I have tried calling I have tried texting with no results with my most recent texts being completely ignored being sent to the number I was given as the contact for my building manager. I just want a working dryer and I am tired of being ignored. This dryer is for the entire building and not just me so I'm sure others have sent in requests as well.

    On 07/14 I first contacted ****** about renting a townhome at the ********* *******. From the beginning I was clear about my plans to move to Lincoln around August 20th and asked for a lease starting the 15th. On Tuesday, 07/16, my application was approved with move-in date of 08/15. I was waiting for my final offer letter from *** so I could put a deposit on the property. On Thursday, 07/18, ****** messaged me that there were other applicants and they could not hold the townhouse for me while I awaited my final offer letter, so I wired a deposit of $800. After my deposit was received, ****** informed me his boss would not approve the agreed upon 08/14 date (by this point I had agreed to move it back one day to receive a special offer) and wanted me to start my lease on 08/01. This is extremely unprofessional and frankly unethical behavior. I felt that I had been manipulated into sending the deposit before I was ready and then there was a bait and switch on the move-in date after you accepted my money. I told ****** I was not happy with this and would have to think about how to proceed. He did inform me at this point that his boss would be willing to make an exception and return the deposit. This is ridiculous. As per Nebraska statute 76-1416, a security deposit cannot be kept for a property that was never occupied. There was no exception being made here; just following the law. That Friday, 07/19, I told ****** that if the company would not adhere to the agreed upon move-in date of 08/14, I would need my deposit returned as soon as possible. At this point, they should have wired me back the deposit at their expense (my $40 application fee would have more than covered this). But I did not receive my deposit that day, or Saturday, or Monday or Tuesday. Today, I called and asked about the status but received no response. I then emailed them that I would file a complaint if my money was not returned by the end of the day. I got no response.

    I'm sorry you feel the way you do, however based on the work orders the dates and times on the submitted orders aren't aligned with the time frame you stated you went without being able to cook food. Your oven was inoperable but your stove top was operable. Again we apologize for any inconvenience.

    on Dec 15th i put in a work order to have Maintenance come fix the heat at our apartment. then on friday the 16 they closed saying Work Completed and it was not fix. so then i open a new work order ticket on Dec 16. i have called the main office to try to talk to someone about the heat problem and they just said that they would send someone over to look at it, i txt my landlord on Dec 14 to ask what was update and he did not get back to me till later. and he finally gave me the emergency number to call, and i called on Dec 21 and when i spoke with the lady on the phone she said that someone would come out the next morning to fix. and at the time my boyfriend was at my house and he spoke with the maintenance guy and he told him that it would be fix permanent. and i went home last night the heat was off once again and i have it set at 80 degrees but it was 50 degrees in my house during winter. so then i open a ticket and when i called yesterday there was no answer. i just want heat.
