5 starsEasiest approval process I’ve had as a renter in my 30s. Jill was professional and returned my calls quickly which never happens in my personal experience. **** is absolutely the worst property manager I have dealt with and have ever heard of. I will say Timberline as a company has awesome properties that are well within market value and would be worth taking a look into ********************************************* We rented a property from this landlord******************************************* Firstly, we were also told the same thing as the anonymous review below. We were told that at no point in the summer were we allowed to lower the thermostat to anywhere beyond 20 degrees below what the temp is outside. So when temps reached 105 we were to set our AC at 85 degrees at the lowest and "deal with it". When our ac wouldn't even keep up with the 20 degree limit we were threatened that we weren't following their rules and we would have to pay to fix the AC. After weeks of complaining and submitting repair tickets, a repair man showed up who was extremely unqualified to fix an AC unit. I had to supply this man with a socket set, ratchet straps, and lumber to support their newly "rigged" up unit that was clearly > 10 years old and in the end was hanging off our CIP wall by eye hooks and ratchet straps. *************************************************************** ********************** She supplies zero notice when new tenants are coming and expects you to hire a professional detailer to clean every square inch of their property when you choose to no longer continue your lease. Don't expect to get any deposit back either!

This sounds like a personal attack. **** has had no personal dealing with Braden since after he signed the lease and moved into the rental in 2020. She is solely responsible for listing, leasing and showing Timberline properties. Showing properties requires a 24 hr notice which is always given by email. **** would never enter a property without proper notice. Whether they missed the email she sent or are just making false accusations we are confident she gave proper notice. The owners do all security deposit returns themselves **** has nothing to do with them. All tenants are supplied with move out expectations and a detailed cleaning list upon signing the lease. Tenants who choose not to follow those rules often like to complain when we have to hire someone to do that work and it's taken out of their security deposit. I'm curious why we are just now hearing about this as it's been 5 months since Braden vacated and we haven't heard about any of these complaints regarding deposit, notices and/or maintenance. We'd be happy to discuss this and explain this to him. Had we heard from Braden directly **** would've clearly explained that she is strictly the leasing agent. Maintenance is a completely different department and they manage all of their own schedule, calls and work orders. Timberline has a call center who answers tenant calls and texts 24/7 and dispatch to the maintenance technicians directly. Maintenance hires professional sub contractors to do work like HVAC repair. I find it hard to believe that the company our maintenance men hired to repair the AC unit wouldn't have his own tools. As for the energy saving tips in summer regarding AC units it seems as though Braden is a bit confused. The notice sent was strictly to help tenants conserve energy during the summer at which times *** recommends setting an AC unit to 78°. The second part of the letter was explaining that AC units do a great job of keeping a 20° spread. So if it's 95° outside an AC unit will perform well at 75° it also explained to tenants that in extreme temperatures is tenants continue to crank down the temp outside of that 20° spread they run the risk of freezing up their unit and then being at the mercy of the HVAC professionals schedule of fitting in a repair. ********************************************* This tenant sounds like they are in close relation to the anonymous review below. It sounds like they are extremely unhappy even months after their move out. We will make note of this and would encourage them to report accurate information not a personal attack against someone. I will admit the deposit part has nothing to do with ***** inability to handle her job, that is simply a knock on timberlines deposit agreement that we as leasers did not complete enough research on.

Also, I have zero relation to any anonymous comment listed below and wouldn't know who they are, hence the anonymous part? Maybe the person from timberline***************** who responded above should realize this as an issue instead of blaming your leasers *******************. I will leave it at this, you better hope you are moving in the dead heat of summer so you can see how undersized/outdated their units are when in use that they will threaten to have you pay for.

This business review has crossed the line and is now a personal attack consisting of complete fabrications. This is a business page and **** has a very limited scope of duty within our company. She has nothing to do with maintenance. It seems as though Braden is making this review a personal vendetta against ****. He strangely knows some very private personal information about **** and is using this as a way to defame her character. I have never had a bad landlord until I lived in a house owned by timberline. All four of us agree that dealing with this company for a year was very unpleasant. Jill is overwhelmed and couldn't care less about anybody. Each email is written in a way that displays how little the tenants mean to the company. The first month of living there, we were notified that we could not set the AC below 85 degrees. If the AC broke, it's our problem to fix and pay for it. We received emails 24 hours prior to Jill showing the house to prospective tenants. On one occasion, Jill told the prospective tenants that she could not make the appointment. That's fair, things come up. These same tenants showed up to our house a few days later because Jill had rescheduled, only she forgot to send a 24 hour notice. They texted her asking if she was coming, and she responded with "No, sorry, it didn't work for the tenants." Not true. We never had the option to allow or deny any house tour. They did not receive a notice beforehand that Jill was not coming, but because they were already there, we allowed them inside for a tour. On our last day, we locked the door before realizing we forgot a couple items inside. My roommate texted Jill apologizing and offered to come back the next day when maintenance was in the house to pick up the items. Jill has never been kind, so it wasn't a surprise when she responded that she was busy helping 23 families move out and couldn't offer much help. I'm not quite sure how she helps all these families move out, but I can tell you that you are responsible for replacing the drip bowls on the stove, replacing the blinds, replacing light bulbs, fixing smoke detectors, cleaning everything "to a T" as Jill likes to repeat. The tenants before us did none of that & timberline didn't fix it even though they pay their maintenance men $50/hour to do so.Timberline Rental, LLC

This just simply isn't true. What good would an AC unit be if you can't turn it below 85°? That would be miserable and I don't think a tenant would wait until they moved out to complain about not being able to turn their AC below 85°. Since this particular review is anonymous I can only assume it's a disgruntled tenant mad about a security deposit return since they mentioned being charged for dirty drip pans, burnt out light bulbs, bad smoke detector batteries etc. Again, if this was a valid concern tenants have 24 hrs after move in to notify us of anything not move in acceptable. I am always available via text or phone call to discuss these matters. The fact that they said tenants would be responsible to fix the AC unit is absurd and untrue. It's quite the opposite, if anything breaks in the home tenants are advised not to do any work themselves as we have skilled professionals hired especially when it comes to an HVAC unit. Again, there's no situation that I was advised of regarding a showing where the prospective renters showed up and I didn't unless the tenants didn't know we were coming. I'm genuinely sorry this person thinks I don't care. Had they taken the time to call me it sounds like many of these misconceptions could've been set straight.Anon A

We moved out and finally got a part of our deposit back 8 weeks later. I can't necessarily blame anyone for this (who knows what happened with this check whether it ever got sent out or whether it got lost in the mail), but this was the cherry on top of a very annoying experience.
I'll probably get criticized for writing this review and Jill won't "take it personal" and will probably think I "may just be having a rough day,". Maybe she won't write a paragraph back because "As grown professional adults, nobody has time to play "he said she said" games." Perhaps my review will be seen as "inaccurate and unsubstantiated" or "strictly a form of retaliation because of the charges taken out of security deposit." Maybe I am "just dissatisfied and are using a public means to retaliate".... Lol of course I am, how else am I supposed to vent about my bad experience?
P.S.
I wish I could add screenshots of my email to prove it was 105 degrees in June of 2021 and we were told we couldn't set the AC lower than 20 degrees below that. I guess readers of this review can choose to believe me or not. I know what's true.
