    Following home inspection by INSPCTIX, which certified that all aspects of the home were without fault, it was discovered that the main floor tub was cracked. INSPCTIX failed to resolve this issue. Painters were contracted and discovered a rotten window. Attempts by phone and text messages to **** ********r at INSPCTIX have resulted in no response."

    Hello, 

    I recall this issue from last November I believe. I visited the property to look at their front stoop that apparently a mud jacking company had damaged while working on the sidewalk. 
    while there they asked me about the tub issue. After reviewing, I told them it appeared to me to be a scratch in the tub. I asked if it leaked, they said no and they just felt it was a crack.  I told them again that it was a surface scratch from my experience.  
    No comment of the window was made at this time.  We’re an inspection service, not a warranty.  
    But to add value, I am having my team contact a fiberglass company to look at the tub. They should be calling the clients in the next day or two. 
    Ultimately, if a client isn’t satisfied, we promise to return their inspection fee as part of our promise to them.

    Sorry, but we didn’t reach out directly to client because we were communicating through the BBB to prevent miscommunication.  We will call client today to verify contractor for tub showed up.  As well, we will get a time to review the window issue.

    I am rejecting this response because: We don’t have window problem resolved. They have had a contractor reach out but I have not been able to reach him. The window has been replaced. We have pictures and contractors names and contacts. 
    We are pleased and  satisfied with the tub repair.

    We purchased a new home in July of 2023 and used Insepctix at the advice of our realtor. The home was inspected and the inspector noted a few items that we addressed prior to the purchase. Immediately after moving in we experienced some issues that I would have expected a home inspection to find. These items included things like outlets not working, lights now working, sump pumps not working, water leaking in a window due to rotten siding, cracked gas line, plumbing not compliant with code and several other items. As things popped up I fixed them but once the list hit a point I felt was unacceptable I contacted Inspectix. It took them 4 months to get back to me after repeated attempts. They proceeded to tell me they would not cover the items that I had already fixed because they would expected to have looked at the items themselves. And the items that had not been addressed there was some excuse why they would not cover it. We paid $1100 for a home inspection which seemingly doesn't get you much and the owner will hide behind any excuse possible to warrant any of the items. I have considered hiring an attorney because these items have added up to 10's of thousands of dollars and the owner clearly lacks character.

    Here is my response to *** *****. I would of been happy to come back out myself and take a look at the home after he moved in and he thought the inspector had missed things and we could of resolved them then but he waited almost 6 months to contact us. Let me know what else I can do to help.

    First, regarding not getting back to the first time you reached out, as I stated in my response to you, when an issue arises, it normally gets to me first.  This one did not and went to the inspector that did the inspection.  That’s no excuse for sure, simply letting you know that it’s my responsibility to address these, not the inspector that did the work.  ***** had done over 16,000 inspections, there’s very few guys in the Nation that have inspected this many homes.  He takes it personally when someone is unhappy with his work.  He may have thought I got it too and was going to respond, nonetheless, it’s on me that you didn’t get immediate response. 
    as my initial response stated, I felt there’s several of the items that are addressed in the actual report with photos.  It’s not an exact science always.  We want every client to be happy.  It’s not always possible though.  I want to make one thing clear, we couldn’t care less about what a realtor’s opinion is of our work is if it has anything to do with us doing less than our duty to you, the client.  I feel you’re making a personal judgements of your realtor and our company that are very far off from the truth.  I’ve had realtors ask us to “soften” things or tell us to not make a “ big deal” of something, I promise we are not doing business with those realtors today.  Our reputation around town is one of integrity at every turn within our reach.  
    As our inspection agreement states, and has always been our practice and that of our entire industry, we will refund you the amount that you paid for the home inspection itself if you’re unsatisfied.  Please let me know if you’d like us to make this refund and we will get an agreement letter out to you immediately.

    I am rejecting this response because: I do not feel refunding the cost of the home inspection is a fair resolution.  I hired Inspectix to perform an inspection to minimize my exposure to unexpected costs when I moved in to my new home as any person hiring Inspectix would expect.  There are items that should have been caught.  I feel Inspectix should cover those items.
