      Buyer Beware! We would never recommend Advantage Development as we would echo the other negative reviews mentioned about the company, Alan, and Shannon S****.
      We started our process back in April of 2021. Found a lot in Ashbury Creek, built out a house with a few changes from their “Sawyer” model plan. Put down $33k for the lot and start of construction. We had already experienced a $30k price increase on their base model from the time we had selected a lot. We sat down with Alan on this one, but ended up moving forward with signing for $663k, base price of model house was $497k in October 21’. We put verbiage in our purchase agreement that was meant to protect us if additional increases ensued as well.
      Fast forward to when framing was to begin in April of 22’, we get notified by Shannon S****, that there will be a $30k lumber increase, and if we didn’t accept the increase they would have to move on to the next house. At the same time they tacked on a $4500 excess dirt removal charge, that was “Required”. We attempted to contact Alan on this increase but he refused our calls. We had made some selections, but started to see how they sneak charges/increases throughout the process and decided to back out when the charges reached $715k or $255/sq ft.
      We didn’t feel good at all about the process, we felt mislead, and this experience has devastated us.
      Alan refused to return our $33k deposit, so we hired a lawyer to dispute our contracts. After thousands of dollars paid fighting our case, arbitrators found the Advantage’s contract controls and we lost the battle.
      Advantage finished out the build and listed the house for $760,953, 2794 sq ft 2 story, no basement. That comes out to $272 / sq ft!!. The listing was removed on 4/22/23 from Zillow.
      The basement was finished and Alan and team ended selling the house for $855,662!!!
      Now that Advantage and Shannon have made their $ and sold the house for $855k + kept our $33k, we can only hope they return our $

      After beginning the building process and even laying the foundation of the home we were notified of a very significant overage that was not anticipated. With the assurance of the agent working under Alan we were told multiple times that if something happened such as this that we could back out and receive our deposit back (potentially minus a small amount for the blueprints made for the house). When we decided to back out we were notified 2 days later that Alan would not give us any of this money back. And after sitting down and speaking with him and his realtor (Shannon S****) she said that she would never say any of these things to us. We were unable to get any of this money back even after getting a lawyer we never heard another word from Shannon. Alan was not kind or understanding to any of this and has refused any type of a refund or true explanation to the overage and what occurred. I would never build with him or recommend him to a friend/family due to his blatant disrespect towards his customers.

      The styles of their houses are beautiful. Including our house. However, Dealing with the builders/owner and the home warranty is not acceptable. Zero professionalism and zero value to their customers. I feel like I have to beg them to take care of the pending issues in our house.
      I am very disappointed and not proud to recommend this advantage builder to others.
