    Our experience renting from Pater concluded with matters relating to unlawful charges, the mismanagement of the security deposit by failing to abide to NH's Security Deposit statutes in multiple regards, the improper and incomplete settling of our tenant account, in addition to questionable behavior involving the improper and unethical conduct and lack of professionalism by the property manager we were in contact with before, during and after our tenancy.

    *****,For the security deposit statement, we provided to you an estimate for the damages as the work was not 100% complete at the time your security deposit statement was due back to you. This estimate far exceeded your security deposit amount. The damages noted were ripped wallpaper, magic marker on the wallpaper, holes in walls, ripped sheetrock, and staining on ceilings from an unknown substance in the kitchen and living room. Painting could not be started until the drywall was repaired, sanded, and primed.Once the work was completed, we provided to you a detailed invoice. This invoice amount left a remaining balance owed by you (after the security deposit was applied) which the owner decided to waive. A good portion of the charges were for the wallpaper damages which could not be repaired but had to be replaced by a qualified wallpaper hanger. Regarding the time line for the security deposit statement, the State of ************* allows for 30 days to either return the security deposit or present a breakdown of charges, INCLUDING estimates. We were compliant within this timeframe. We sent the security deposit statement via certified mail on March 26, four days before 30-day period. According to NH Landlord-Tenant Law, if damage exceeds security deposit on file, the landlord or his management company can pursue further legal action to recover remaining cost. Landlords have 4 6 years to sue former tenants for the unpaid balance of repair costs. 540-A:7 of Landlord Tenant Law states that a landlord may include LABOR ESTIMATES indicating actual or estimated costs, and remain in compliance.While we understand your disappointment in not receiving your security deposit, we hope you will appreciate the generosity of the landlord in his decision not to pursue the balance.
