    Our lender and realtor used this title company for closings on the sale and purchase of our new house. Both times we were misrepresented and the company did not do as they said they would and we were charged for their services. The second time we used them we were asked to pay $5,249 extra in closing fees, a week prior to closing, to them so that they would send a check to the *** to pay off our 2023 taxes. Since August (after our closing) we have been receiving mail from the *** telling us that they never recieved our tax payment. The *** informed us they need to talk directly to the title company as they did not properly send the check to our account and they will legally not speak with us. Since August the title company has told us its not their problem and they will not speak or go to the *** to rectify their error, then stopped responding to us. Leaving us with no options for fixing the issue. 2 weeks ago we received a final letter from the *** that they are now seizing our accounts and wages. We Have 3 small children to feed and keep a roof over their heads. This of course scared us. Come to find out the title company used our money we had paid extra at closing and cut a check that paid their own taxes, not ours. The title company has still not owned up to their mistake and is blaming the ***. Monday they finally went to the *** and wrote a check to our account for an amount that is less than what we paid them, less than what was put into their own *** account. They are back to ignoring emails and the actual issues. They basically stole money from us for 4 months and paid their taxes, meanwhile ours are marked as delinquent & adding interest. They were not willing to help us. They still owe us money. We have spent close to 30 hours of lost wages going back and forth from *** offices and hours on the phone attempting to fix it ourselves, all which failed because there was nothing the *** could do for us with out the title companies help.

    As settlement agent for the purchase of the complainant's home, we were required to send a check to the *************************  We received a call some weeks after closing that *** told Mr. ***** that the check was applied to the account of Broker's ******************** & Closing, LLC.  I was unaware of an *** account, and we made a call to *** and were told they could not talk to us about this clients account as we were not authorized.  I shared that information with the clients and asked if there was an agent that they had been speaking with.  Mr. ***** indicated he got a different agent every time he called and did not have a name for me.  I wrote a letter to *** explaining the error and asking that it be rectified, and to date have not received a response.  I understand the clients' frustration as I was feeling the same.  Almost 3 months after the check was posted with ***, I received a notice from *** that Broker's Title & Closing, LLC has overpaid on our 941 Employee account.  It never occurred to me that the funds would have been deposited to Broker's Title & Closing, LLC 941 account.  I have requested that the overpayment be returned to us and am waiting for a response.  I made an appointment with the Manchester, ** ********** and brought our operating check for the same amount previously remitted directly to the **********.  The parties are now made whole and Broker's Title is awaiting reimbursement from ***.

    The CEO overstepped the proper boundaries of ethics and misappropriated the monies owed me from the closing. The person in charge of the money needs to be able to be trusted.
    In July 2022, I was contacted by the CEO of this business who was hired to perform the closing on property to which I held a mortgage and was owed past due child support of $20k. In order to receive the child support money owed, a Mortgage Release “urgently” needed my signature, but, I knew, my signed release could not be utilized until the day of closing, because the money from the sale would not be available until then.
    Phone calls and emails were exchanged, all with the intent of $20k coming my way as soon as my signed release is received and the closing occurred. Closing was September 20, 2022. I called a few times and inquired about my check but was told I needed to speak with the CEO was was out with no known return date.
    About 2 weeks later, I Received a Fed-Ex envelope with two documents only.
    1) a check for $18k (noted on stub that $2k had been previously paid to me) and
    2) a faded copy, of the front only, of a check dated (?)2013 made out to me for $2k.
    That’s it. No cover letter, no cancelled check, no signed by me receipt for the $2k or note that it was intended towards child support.
    I immediately emailed the CEO to inform her that she is in error, this was wrong.
    That $2k was NOT for arrearages. What is going on? How or why would she have anything to do with court ordered child support? Is it possible there were other transactions between exes in 12 years?
    This Broker is not a judge and has no AUTHORITY to modify the monies legally owed to me. Had she received a plethora of similar checks would she have taken all $20k ? It’s only because the Broker is in control of the funds that she was able to do this.
    I demand the full amount of $20k legally due me.

    Information was provided to me at the last minute that confirmed that this party was due less than the $20,000 previously agreed to.  The matter is still unresolved at this time.
