    I received a letter from a collection company, Fair Collections and Outsourcing, stating that they are contacting me in regards to a debt owed to Colonial Village in the amount of $626.52 from May 23, 2023. Colonial Village did not contact me on my cell phone, email or via mail in regards to a debt owed to them. They had all my contact information on file but instead chose to send this out to a collection company with no attempt to reach me prior and no regard to how this can affect my insurance and mortgage business. The letter was sent to the incorrect address as well.

    Good afternoon,
    My name is Lindsay, and I am the Property Manager at Colonial Village Apartments. Attached are copies of 3 separate letters which were mailed to ****** ****** and ***** ****. They were mailed on February 23, March 15, and April 7th 2023. These letters gave them a deadline of April 24, 2023 to contact us to either set up a payment arrangement or to pay the balance owed in order to prevent being placed in collections. None of their notices were returned undeliverable.


    On February 22, 2022, the Assistant Property Manager at that time, Cody S****, contacted this household to obtain their forwarding mailing address. They indicated the address was ** ***** ****** ******* ** *****. All correspondence was sent to that mailing address per their instructions. To add, the information provided to the collection agency, including their mailing address, was the same as what was provided to us. ****** ****** stated that he received a letter from the collection agency, but the address they had on file was ** ***** ***** ** ******* **. If this was not the correct address, Mr. ****** would not have received that letter, just as he claims he never received ours.

    My apartment was uninhabitable from December 24, 2022 to December 30, 2022 due to toxic fumes, forcing me to evacuate to hotels. I reported the problem to the apartment office on December 24 but they did not act until the afternoon of December 27. The fumes did not clear until December 30. This cost me $927.10 ($853.20 for hotels, $65.90 for activated charcoal and a fan, and $8.00 for excess utilities running fans 24/7). I requested reimbursement from Colonial Village in writing (including receipts) on January 6, 2023 and have not hear back as of February 9, 2023. At a minimum, they should refund $316.45 (6 days rent during which apartment was uninhabitable).

    We will continue to reach out to John in attempt of getting hold of him, in order to discuss the issue further.
