    We are reaching out to report the Developer, Bodwell Pines Corp / Ronald S***** from whom we purchased our brand-new home on 5/15/23 to the BBB. During the last 4 months of owning our home we experienced, flooding, faulty electrical wiring, broken HVAC, incorrectly / unsafe installation of a 450lb refrigerator, and an improperly / incomplete installation of our emergency sprinkler system, in addition to many others. We called the Developer’s attention to the uncapped / unsafe emergency sprinkler system post inspection on 3/27/23, again after our walk through on 5/12/23, and in multiple follow up emails. The person with whom we have had to communicate and who handles said repairs is David S*****, the VP of Bodwell Pines, and the Developer's son. On 6/22/23 Bodwell Pines sent their handyman, Patrick who is unqualified to work on emergency sprinklers to handle said repair. He tripped the emergency sprinkler system, flooding our brand-new home. See pictures attached showing the damage. David S***** and his team appear to be incompetent, and continue to do incomplete, unsafe, and unsatisfactory work / repairs. We have continually followed up to try to get the outstanding repairs completed. It has become abundantly clear by the multitude of issues that we have found and continue to find weekly that the Developer's attention to detail and the ability to complete the job and home in which we purchased is unsatisfactory and unsafe. We are seeking retribution and assistance in getting the Developer Bodwell Pines to take responsibility for the necessary work to have our home in a safe and habitable condition.

    Please accept this as our response to the above referrenced complaint. With the exception of Itens 11 and 15 all items on Ms. ******'s list have been completed-most completed several months ago. 

    Item 11 - There is no missing piece to the skylight, Tere is a cosmetic piece that is bent and does not interfere with the integrity of the skylight. In order to straighten this piece, the Association will need secure access to this portion of the roof. The nex time the Association has someone on the roof, this will be attended to. 

    Item 15 - Upon purchase of the unit, the owner activated their One (1) year warranty with Yale Appliance an should take issues with appliances up with  the vendor. 

    Desired Settlement:
    To the best of out knowledge, all items on the list have been corrected with the acceptation of Item 11 which is not an unsafe issue (photo attached). and Item 15 which is covered under the warranty from Yale Appliance which only the user can access. 

    As there was no warranty listed in the Purchase and Sales Agreement, the reuest for aa 2 Year Builder's Warranty from the date of purchase is denied.

    Dear BBB,

    We received the letter from Bodwell Pines / Ronald S***** and the information they provided is not entirely accurate. We have only owned our place since 5/15/23, and they are claiming to have "handled these repairs several months ago". That is entirely inaccurate that all points except from #11 and #15 have been handled. We continue to follow up with them via email and text, and the below points from our PH11 Issues Document remain outstanding: 

    7. Patio: They continue to ignore our request about the damage to our living room on the top floor. Since it was not properly caulked and sealed we had rain seep in under the floor boards. We have continually asked for someone to come and look under the floor boards so we can ensure there is no mold or residual water damage but the requests have been ignored. As they were on Bodwell Pines response to the BBB and our complaint. 

    11. Skylight: We would like to request a date in which this will be completed by. We brought this to their attention months ago. We don't feel comfortable or satisfied that this will be handled without a specified deadline. We would like a firm commitment from them when this will be completed by so they are held accountable. 

    12. 6th Floor HVAC: Since the repair of the HVAC unit on our 6th floor there has been a wrench icon indicating that there is an ongoing problem. We have brought this to the attention of Bodwell Pines but they have not completed this item. 

    As I mentioned in my initial complaint and letter, the issues we've experienced over the last few months of ownership are not small and are potentially dangerous. It highlights the lack of attention to detail and incomplete work on the part of the Developer, Bodwell Pines. For this reason we are pushing back again and requesting a  2-year warranty on our unit. 

    We are more than happy to provide contact info and similar complaints from our neighbors in this condo building. We are not trying to be greedy here, we just want to feel safe and confident that the house we purchased won't fall apart.
