    We paid Dave $7,000 for structural plans that was suppose to be completed in the 2 weeks that he promised. It took him almost 2 months. (He complained about his personal life that got in the way. Trying to buy a house and getting denied.) When the work was turned over, they were incomplete. There were missing pages to the structural plans that we didn’t know were missing. He had to send us 3 revisions to the final plans before we could hand it over to get costing. We suspected that his attention to detail was lacking but didn’t want to delay our build by asking him to provide additional information. Luckily for us, we have been working with the lumber yard and there are people there that knew what was needed. Dave, does not meet him promises. He still owe us house renderings that has been promised during the project and have never received them. We have reached him many of times to rectify other issues and would get empty promises after we paid him. Recently, we were told that our bonus room above the garage has no framing/structural plans and that our garage has a cathedral ceiling.

    I think I have responded but not sure it was  posted.  I received $7500 to prepare a set of drawings for a building permit.  I was given a set of plans to refer to.  I prepared a review set to make sure that was what they wanted.  I tried to stay within the design of the plans that I was given.  The owner told me not to worry about layout as much as they wanted the look of the house.  I did explain my personal situation only to let them know what going on with me and how it impacts the schedule.  I did not complain but rather explained.  I was also told that they were not a rush.  The layout changed based on their input.  I used the layout to determine the structural design.  The walls became bearing walls integral to the structure.  I noted on the cover sheet of the plans that the set was for permitting only and that a "value engineering" review might take place to improve or change the layout.  I am and have been available to review or change or consult on any part of this process and I will still be available as needed.

    I do not accept the business's response as a resolution to my complaint because: When we reached out to Dave, the first thing we told him is that we needed these plans in 2 weeks which he said was not an issue. On June 13th, Dave sent us an email to let us know that he will have completed plans in 2 weeks. (See attached email). He needed a retainer of $2500 to start the job, which we sent and he confirmed on 6/20/22. We didnt hear from him in 2 weeks, when I reached out, his work indicated that he had just started on it. Definitely wasn't the completed plans as he promised. We told him that our bank rate is  about to expired  on 7/15/22, hence the rush. I reject his claim that he was not aware of the rush. Finally on August 2, 2022, we  received stamped plans after begging him to send us updates. Since then he has had 3 revisions to the plans, missing window dimensions, missing structural floor for the bonus room, a door to the bonus room that wouldn't allow entrance because the angle of the roofline, 10 lally columns in the basement that we told him we wanted it to be useable space, and others that we dont know when we are going to encounter. He demanded a final payment and told us that it is in our best interest to keep him around during our building process. (Is this normal?) His lack of detail is upsetting. He makes false promises. Our contract reached out to him this week and couldn't get an answer on an issue of the door being so close to the roof...yet another issue we had to rectify.

    I reject the assertion that I demanded to be paid the final payment.  I also reject the notion that "it was in there best interest to keep me around during the building process".  I submitted a set of plans to be reviewed by the town's building inspector to make sure that I had meet all of his requirements for a building permit.  As I have stated before, design and construction is a process.  It takes all of us to work together to reach the goal of the design intent.  Communication is the key of making this work.  There is a breakdown here.  I am not sure how to resolve this to everyone's satisfaction.  I am available and have been available to discuss and resolve any issue.  I think the best thing to do is call me and let's resolve this.

    This is becoming harassment.  I filed a set of plans for the building permit from which a permit was issued.  I have answered every complaint and have done everything that I can do professionally to help resolve any conflict.  I did investigate the areas that had been in question.  I received a text for her saying that I was not authorized to be on site without notice.  I never received that information.  I have subsequently withdrawn from the project due to the tension that this is causing and seeing no interest from them to actually resolve any issue they may have.  This tension and harassment needs to stop.
