    We purchased our home on Dec 30, 2020. Our home was not finished and the master shower had to be ripped out within the 1st week of being there and had to reorder our tile, we waited over 2.5 months and then we encountered mold on April 4, 2021 in the kitchen and attic (which did get resolved) and 6 months later (10/4/21) more mold was found once again in the kitchen (again resolved on April 2022 due to not getting our cabinets). Our shower was finally finished on 5/23/22 (THIS YEAR!!). Our builder, Gary F********** did not do his job as a contractor and we have had many, many issues from our dryer vent not going out of our home correctly to our microwave which was vented to the outside and was freezing and caused ice buildup on the inside and underneath (inside) during our cold months. Our "upgraded" staircase is a disaster, the railing was not attached properly (and is not connected), the other railings are not even measured correctly, the entire staircase should be ripped out and redone. The footings on our deck are not properly attached and most recently (7/19/22) we had flooding in our basement. The HVAC Co. didn't connect the "backup pump" to the furnace, so when the 1st pump didn't work, the 2nd one never kicked on and gallons of water came out and went into our basement. They installed the cheapest pump they could. Our entire walls never got painted correctly, they never used a primer, so our walls are basically sheetrock. The painters also didn't caulk around all of our windows. We have even more things that have gone wrong, the list is long. This was all due to his lack of knowledge and expertise in building. Since Jan 2020 until now has caused our family a lot of money, headache and the stress has done a number on our entire family. We want things rectified and Gary will not return our calls, emails or text messages. We are disappointed and feel he owes us to have the house punch list finished along with the areas of what the outside Home Inspector noted.

    I am writing this letter in response to the letter I received on Wednesday July 27th, 2022, for High Rock Development.

    I hired a handyman for $80 per hour to remedy any issues that were on the warranty list. The homeowner said they would not allow this person in their home to do the work.

    There was also an issue with the shower that was fully resolved after the homeowner changed the entire layout. The shower was $8000 more than what was included with the home, and I covered the cost for that.

    When the homeowners put together the offer on the home, they were provided with a warranty that they acknowledged. The warranty shows the homeowner exactly what is covered for 12 months post close.
