I am a seasonal camper at Westward Shores Campground in Ossipee, NH. In previous years we got a contract in the beginning of September stating all the new rules and fees. The first payment is due December 1st and due the first of every month for 7 months. They take the amount you owe and divide that by 6 to make you payment. The last payment is due May 1st, weeks before the campground opens. On Saturday, 9/17/22, we received the 2023 contract stating there is an increase of $600 to our yearly seasonal fees. The issue being now the fees are $5,400 and they want the first payment in 10 days and there will only be 4 installments. There has been no notice of an increase or that there is a change in the payment schedule. They have only given us days to come up with thousands of dollars unexpectedly. On top of giving no notice, changing the plan to almost double the monthly fees, demanding it 65 days earlier than expected during a pandemic when people are in need, we also need to pay in full for winter storage and golf cart fees. These payments are expected, but also add insult to injury driving up the cost of the initial payment due 9/23/22. We bought our campsite from the previous owner and pay taxes. It seems they are double dipping by charging a winter storage fee when we pay a seasonal fee and taxes. They also added some very alarming new stipulations in the new contract I am not comfortable signing, along with thousands of other campers. They are saying we are no longer able to sell our campers at the campground after 10/13/22. These are sites that were bought from $50,000-$150,000 from private sellers or the campground themselves. Sites and campers that were approved to be sold in the future. They make new rules every season that costs the campers thousands of dollars to comply and now they are saying we need to essentially demolish our sites and walk away from our invested money. Many campers, including ours, have additions which make the RV's unmovable.
