    RCP was hired to manage our condominium building. The interview & hire was kept secret by the condo president. ****** have been denied copy of the contract agreement, denied annual financial statements, & denied financial information on an illegal unit kept secret by the board and RCP managing the money. Since the start of RCP, 2 special assessments have been levied within 2.5. years on our homes. On 3 occasions, The manager emailed owners to say he has adjusted the cost with no documentation to show why. The 3rd time he said the loan for the special assessment was denied, but we should keep paying the increased HOA. A complaint was made to the ************** license after the admission of the current RCP manager agent that he does not hold any license or certificate to sit as a property manager and neither does his boss. New Jersey requires a *********** License to collect rents, advertise real estate and handle other people's money involving real estate. According to the state investigator, RCP Management is NOT a licensed real estate company in **********, and either are the people mentioned in the complaint. They are in violation of the New Jersey *********** License Act if they are handling the association money. They do not own the building.

    RCP Management has failed on numerous occasions to do literally anything beyond the bare minimum of keeping the landscapers hired to trim the grass for the community I live in. We have numerous potholes, many of which are located at the end of sidewalks, presenting an *******************, on which we have received 0 communication regarding any plans for a fix or even acknowledgement they exist. A large branch halfway fell down just outside my window, and after 3 days of it hanging unsafe and haphazardly over our building mailbox, I had to remove it myself, and it was another 1.5 weeks before anyone removed it from the street corner I had to drag it to. RCP ignored that work request but was very happy to tell another resident to tell me to not move a branch I had already long since moved myself; additionally the property manager in question, ***********************, decided to communicate this to said resident, but not to me, indicating a severe lack of professionalism and ability to retain a clear and consistent line of communication, public or private, with residents and seems to be more interested in gossiping and ignoring their actual job and responsibilities to the neighborhood they are contracted to manage. Our front door is rotted out, and wont shut properly without significant force, which has again been ignored. Recently, we have had an extreme internal building leak in the common area, but we cannot even get RCP to acknowledge we exist, much less get a response from them about anything. Since it is the common area, no one else wants to touch it without RCPs permission. Because RCPs emergency hotline service doesnt even have our neighborhood in their database, and because RCP used housing inspector ************************* to falsely claim that the neighborhood was up to code and not, in fact, in severe violation of several codes, it is not an increasingly hard and exceedingly difficult task to even get an emergent plumber to look at 3 gaping, leaking holes in the common area ceiling.

    This is to provide my view of living in Lake Estates Condominium, **************, **, where I own a two bedroom, two bath condominium. I love living here, mostly because it is an inter-racial, inter-cultural, economically and professionally diverse community, with young and middle-aged singles, young marrieds, older marrieds, seniors, new immigrants, and lots of kids, and it is walking distance from a variety of services and retail stores including a supermarket. Very important to me is that you don't need a car to live here, because there are local public buses 7 days per week, as well as commuter buses to midtown and downtown Manhattan, and ***********. That all said, what about the property itself? I'll tell you -- I purchased my co-op, which then became a condo, some 20 years ago. The property met my needs at the time and still does, as it was, and is, in line with my values as stated above, but actual fact, the property was NEVER managed properly/well-taken care of, until now. For the past couple of years, it has been managed by RCP Property Management in the efficient, dedicated, honest, ethical, caring hands of ***********************, Lake Estates Manager. I have noticed that she makes thoughtful, wise, business-savvy decisions about how she spends/invests the property's money, and that's a very big deal. We never had that before in Lake Estates. Now we have a clear transparent budget, and ***** explains in advance what the priorities are and the rationale for those priorities. For example, about two years ago, we had a refurbishment of the Laundry Rooms with brand new, high-tech machines with smart cards, so you no longer need change to do your laundry. Our parking lots have been repaved with recently-repainted lines defining parking spots. She's making sure the community pool is ready for the summer, and makes sure the grass is cut regularly and revitalized in the many grassy areas of this properly. ********** lucky to have *********************** at the helm!
