    ******************** Appraisal is not only unprofessional but racist at best. Our office called on yesterday on behalf of a client, looking to purchase a family heirloom property that had been lost to foreclosure due to health. Unannounced to my client, the nephew and grandson of the lineage of said property. ******************** Appraisal took out order in and cond and scheduled said Appointment for appraisal. Business as usual as I via a V.P. Freedom, Amres, and subsequently my brokerage have closed over ***** files in my lifetime. ******************** is Appraisals cancelled the appraisal hours prior to the set appointment. ******************** Appraisal was hired to do a drive by Appraisal, and said based on what my client sent them prior to scheduling, that he wasn't comfortable giving evaluation. So, we explained okay, well call the realtor for access so ******************** can do a full evaluation, Mr. ******************** then stated; I am just not comfortable with this transaction. I get it **** we're Black folk in an black inspired suburban setting, in which you ask for cash on site. How racial can it be, when you're building business. This is why you went into depth as to our background which we willingly explained to you. If we were the Bank, you'd do that same appraisal, but clearly your apprehensive due to our race and location of said property. Why do we have proper correspondence from your office initiating this transaction. As I noted before, I've closed over ***** files in my lifetime at the highest levels in mortgage industry as Vice President of four major companies and have never been treated with this disdain for professional acumen. They need to learn racial tolerance (perhaps take an HR course) and not to prejudge good innocent folk. My client was a teacher and now works for the State of **.

    The following was the response given to the complainant via ****** on 10/21/24 in reply to his ****** review stating the same thing as this complaint:

    Im sorry we could not perform this appraisal for you and your client.

    I called you to explain that I am not licensed to complete an appraisal on a commercial property, including a mixed-use property, and that a ride-by appraisal should not be done on the property due to the severe structural issues you/your client emailed to us. You immediately went to race and resorted to profanity and name-calling without allowing me to explain.

    The office staff gathers the information, then the appraiser must do due diligence on the property information to confirm they have the competency/knowledge to complete the appraisal. In our initial conversation, you did not even know the street address for the property in ******** or any information about the property. Our office staff emailed your office advising what would be required to accept this appraisal. The next day, your office forwarded an email from the client listing the severe structural issues, but none of the information (including the street address) that we requested as required to accept the assignment. It was your second conversation with our office where the street address was disclosed, and we advised you it was a mixed-use commercial/residential property. You pressured our office staff, saying to just do it residential. An appraisal is completed on the property in as-in condition, which includes the property currently being zoned mixed-use commercial, which I am not licensed to perform. It was after appraiser's due diligence that the property information was confirmed as zoned mixed-use commercial/residential and we advised you we could not accept the assignment.

    We never questioned your background. As part of the appraisal process, the appraiser must know who the intended user is (including name and address) and the intended use of the appraisal. Initially, you gave us your company as the intended user, and then in the second phone call, you switched that to your client. As for payment, we told you we accept check or cash. It was your client that wanted to pay cash.

    Please know that the decision to not accept this assignment was because I am not licensed to perform appraisals on commercial properties it had nothing to do with location or race. I was really taken aback by your accusations. I have appraised many properties in ********. I also have never met you, so I have no idea what your race is. If what you claim was correct, I would have never requested specific property information during our initial conversation. My acceptance of an assignment is always based on my qualifications and whether I have the competency/knowledge to complete an appraisal.
