    We were without hot water for 3 days and have children who need showers and baths. We have people come into back yards or home without 24 hour notice, we have submitted work orders for all issues wrong for them to be closed and nothing done, our balconies are all caving in and no one is doing anything, we have water flowing out of garages into the walk and drive way of others and it smells horrible and its been over 2 months like that, we have trees hanging in walk ways and taking up parking spots that was sent in last summer and still hasnt been taken care of, we were told we need to get our own water tested because of it being cloudy and smelling like rotten eggs which the property should be the one doing so, we have maintenance who stay stoned and not able to complete tasks the correct way and make things sloppy, we have submitted work orders for balcony and shower separating from the wall and water smelling and looking bad and sent email to office manager who is usually never here but at other location and received email today saying submit another work order, we also receive emails from a different property email that is not our property being told what we need to do but one from our property hasnt been sent out letting us know we need to read those or they obtain to us. We ask for a corporate phone number and just get office number and email so we cant ever speak to anyone at corporate

We have already formally reached out to Mrs. ****** and have addressed each of her concerns to ensure our understanding. We are currently working diligently to resolve all of her concerns and will collaborate closely with the residents to ensure their completion. Mrs. ****** has the Regional Managers personal cell phone to maintain contact or reach her directly if any other concerns arise or if she has questions about existing ones.

    Ive rented from precision for the last 3 years. I am a ********** tenant, that lived in one of their income restricted units. Since Ive lived here, they have repeatedly raised the rent while failing to maintain their facilities as well as fail to ensure resident safety. Its impossible to find someone in the office or get ahold of them on the phone and this has been consistent for the entirety of my time here.I recently moved out and they are now demanding I pay rent for December even though I moved out on the 30th of November and repeatedly inquired about the process of moving out. I gave them my keys in person and they told me to have a good day and there was nothing more they needed from me. Now theyre saying theres not much they can do and I need to pay the rent for a month Im not even occupying the apartment. Hurricane ****** left ********* devastated, I went 12 days with no power and almost 2 months without potable water as did everyone at my building (360 ******** managed by precision). Precision still forced me to pay full rent even without utilities. They then decided to raise the rent in the face of a horrific natural disaster. Ironically, none of the members of Precision are in ********* so none of them had to weather the storm or face the consequences of their own actions. This is completely unethical and honestly disgusting considering the circumstances. They repeatedly exploit their tenants without maintaining their responsibilities as landlords, even in the face of natural disasters. They need to be held accountable.

    The problem is I live in *************** apts recently purchased by Advance precision Group 2 weeks ago...I have no AC from 2 weeks before they purchased but told Advance 2 weeks ago and still haven't fixed it. memphis had 3 days temp was below 70%, but the rest had been avg if 76-86%..they offered an AC unit but I have a fan already. I need my AC fixed and I'm getting one excuse after another. 4 weeks without AC is unacceptable..2 weeks with this company.

    We took over management of this complex on 10/16/2024.  We were only made aware of the issue weeks later as prior management did not transfer over work order files.  We immediately called out our vendor, Fast Lane, to check out the ** issue.  They found a leak in the system and confirmed the line would need to be replaced.  They needed a few days to source the part.  We gave Ms ******** a portable ** for her unit in the meantime until her ** is repaired.  Her unit was confirmed cool.  Average local temperatures the past few weeks have been in the 50s-60s Celsius.  Repairs are scheduled for 11/8/24.  Ms ******** was made aware of the timeline and was agreeable due to low outside temperatures.

    When MGMT called it was fixed as of my knowledge..AC company replaced the system nand it worked that day .I didn't cut it back in until week of Thanksgiving and once again it was not working and I called the office to let them know and no one acknowledged it. There has been one problem after another with this company. No communication to tenants when garbage cans were pulled after Thanksgiving till 3 days later .no water today and no notice. No community cation to tenants about any of it. So no, it's no AC..thought the problem was fixed and not.

    I am rejecting this response because: Mgr and maintenance came and checked it ..it was not blowing cold air again, then she had me to sign what she claim was just something to say they came by to check it. I didn't read it. The **** blows but still won't hold freon in it so it was not called. I'm very dissatisfied because she lied in her response. I will contact H.U.D and a attorney for defamation from the manager.

    I’ve been waiting for my security deposit check from their property manager. I already reported her to the BBB with no response. I tried contacting them directly and of course nobody answers the phone. I’m frustrated and will be proceeding in small claims court due to their professional negligence.

    Breach on contract and making excuses but still want payment each month but issues not being resolved. Went to corporate and wanting me to bear with the issue because they just change management again in less than three months from the other previous owners. All the new owners is focus on remodeling the leasing office and moving people in units that are not messed up badly but leaving hard working people to suffer with issues.

    Tenant moved in under prior management.  We were made aware of her issues.  My understanding is that maintenance has tried a few times to access the unit to repair the necessary items but has failed to gain access.  At this point, we are ready to refund all fees paid in return for possession of the unit so we can do the necessary repairs.  No termination fees will be charged.  Once keys are given to the office and a forwarding address is received, we will send all paid fees under Precision back to tenant.  We have notified the tenant of this proposed agreement as well, but have yet to get a response.

    Sent an email to corporate regarding the proposed agreement and advised once I have a place and a move-in date will notify them and I am also back in my unit because I was gone for a week. And maintenance never finish the worked need in my place nor received proper notice. But that is water over the bridge I am back home and repairs can be made just need proper notice and time within in the 24 to 48 hours timeframe thank you.
