1 star1 Star is actually ridiculous to give, -100/10. ****** for HOA seemed pretty high considering, family and friends have way larger, cleaner and more kept up condos/town houses with beautiful amenities for almost half of that. "Special Assessment Fee(1200$)" "Investor fee(500$)" all due by January 1st followed by monthly HOA(total this year was $2,577.47 x maybe ***** owners =*******K in a month) They had 2 builds burn down but somehow that's our problem but realistically so that they can give themselves a holiday bonus while everything is falling apart. BUT ****** a month is insane, a 1 Million dollar condo in *********** with full amenities is 778$(********************************************************************************). Water supply always off, and when it is on 9/10 no hot water and or comes out ******* than dirt. Sent in vehicle parking registration form, got hit with a 125$ fee without actually saying why month prior to due date, and then goes to tell me missing documents but when confronted that everything was in the email and proven wrong no answer. This company doesn't need to be looked into they need to just shutdown period. Actions need to be taken they are stealing people money left and right and getting away with it.Review fromJacqueline F

1 star**************************** is all about collecting money for their personal gain. How can you justify HOA fees, going form $104.00 monthly to $371.52 monthly than $769.54 monthly. This condo is older and have never been maintained. I purchase my property in 1996. There has been numerous problems. I had to constanly complain about the roofing leaking. Its never been painted, the shingles are falling off the back of the property. There is sewer problems. The swimming pool has been closed for approprimately 10 years, the tennis courts are closed. The fitness center has never been opened, since I moved there. The fences are falling down. They are only concerned with receiving HOA $$. This is the worst property management company. Oh, I received a bill for my October, Novemeber and December HOA with late fees. I have that set up to come automatic the first of each month, after checking my account, they are receiving it timely. Also on the January ****** they went into my acct. and got the new HOA fee of $769.54 out. How can this be explained? I have leaks from the roof, I mean the front of my house painted. i I put in a new kitchen, a new staircase, new hardwood floors, had the entire inside painted, new doors upstairs. What are they going to do? I have never receives a copy of the bylaws, I inquired she said they can sell it to me.??? Also I inquire who is the people on the board, I was told they not at liberty to give that information out. I never receive emails, etc. I have consulted with legal helpReview fromCarmella R

2 starsI am still waiting since March to have the leaks in my ceilings addressed. Painting of the buildings is now being done and the paint us already peeling off. The buildings will need to be repainted by next year. Parking lot in poor condition, lines and parking space numbers are worn away. HOA fees were raised over 60% with a three day notice. Never see anyone from management company walking around the premises to assess work being done. We are not allowed to speak at meetings. We are muted....meetings are strictly by zoom.Also painters never finished painting the trim around my front door.Review fromRob M

1 starHow is this dump of a company rated A plus? Politics? They stalk us each day after trash day to make sure the trash can is put away. We voted against cameras being put up, they put them up anyway. We are actively looking to move just because of this c*** company. 1 starI sold my condo because of Action Management yesterday. This company needs to be investigated and I am willing to help in anyway to do that. During the the 5 years that I owned my condo in Timbercreek my association fee has been raised 4 times and almost doubled, in addition I was hit with one or two $1000. Special Assessments. I was also hit with a $1000. Fine for trash that I still have the video of the maintenance man telling them that he gave me permission and even assistance in the disposal. But, I still had to pay a fine. I signed up to be on the appeals board which is supposed to be members of our community. I was only called once and then I was charged with smoking at the pool and lifeguard even said no one was smoking. But on my appeal which is supposed to be made up of three members of our community. They bought in someone else from outside our community that they said they used several times. I dont feel I can trust them because you can be hit with daily fines of hundreds of dollars. If you miss a email and dont fill out your paperwork in time you will get $100. Fine, if your tenants car gets towed and they call the office you will get a $100. Even at my closing yesterday they charged me once under our condo association but then charged me again under Action management. I want to be reimbursed for all the money that I feel they have scammed out of me and will continue to speak out against Action Management until I am. They always cancel the open board meetings we use to have and even the zoom meeting you dont see or hear from all the people that are supposed to be on the appeals board. If you dont pay, it just cost you more. They definitely need to be investigated for there practices and now that I am free from them hitting me with more bogus fines I can.Review fromHomeowner E

1 starAction Management simply the worst property management company in the state. They have run down numerous properties, they have increased *** fees by 200% to cover the complete ineptitude Action Management and the ********** Financials not made accessible, board members cursing at homeowners for asking questions at a meetings. They have ruined all our amenities pool, clubhouse, tennis courts. Covid is over but meetings are still on zoom so they can mute us or block us. Action management and its leader are simply crooks and the *** at Clusters of Lexton is in cahoots with her.Review fromMaureen G

1 starBeen living in my community almost 3 years. Pool opened once, tennis court a mess and yet sellers are allowed to say the community has a pool and tennis court. It doesnt. Waiting 6 months now for boards to be replaced in my balcony. They send young girls to take pictures of anything that can initiate a fine to the owner. Building painted last year is already peeling. They seem to have a lot of lawsuits going on which Im sure is driving up costs. Think twice about buying here.Review fromKristine F

1 starAction Management Group has run three NJ complexes into the ground, one of which I am an owner at Clusters of Lexton for several years. ********************* is a negligent property manager who bullies residents, especially the elderly. Holds only zoom meetings and nothing in person and mutes any person who voices concerns. They intentionally did not disclose special assessments to new buyers (at least 3 that I know of) and fines people for frivolous matters. She, along with our HOA, have destroyed the complex amenities. We have no pool, no tennis court, and no clubhouse due to neglect. She's taken out loans that never paid for what it was proposed to cover. She sues every vendor does not oversee any project that is started. We've sued the roofers, the painters, the pool company, the engineers. It is outrageous and she needs to be taken out of business. She ruins lives and doesn't care in the least.Review fromValentina G

1 starWorst management company ever. It heads over to ************ where they charged a **** assessment fee to fix the pools and never did in 2 years. Its not handicap accessible and theres craters in the ground never repaired. They never fix the playground up so the kid s can play safely instead of in the street.. At my wit end and lowest point of my life . My mom died and my husband lost both his legs. They towed my car 2x in the middle of night. They hired ******************** who are the epitome of rudeness. They will all reap what they sow because God doesnt like ugly.I cant believe we have lived in Timber Creek for 25 years and Ive seen them **** the life out of the community. I cant give you 1 star because you dont deserve it. They dont fix what they say and its a death trap. 40 year old homes no updates or anything. Just negativity is all I get from the office staff and the board does nothing. They dont care because its not them or their children. I hope someone important reads this and checks them. It was beautiful 25 years ago even 15 years ago. Now its like they dont care and charge extra money for condo fees when I see trash piled up so high you can barely get it in there.
