      2013 INSTALLED A NEW **** AND NOW BECAUSE OF THE POOR WORKMANSHIP THE **** IS LEAKING & NOW MILDUE IS IN THE ***** WOOD FRAME WITH WET WATER WHEN IT RAINS

      Mr ***************** the office week of 12/11/23 looking for the estimator of the roof work. He addressed concerns of leaking and work not done according to the contract. Home owner stated that the old roofing was not torn off as per contract. 
      Estimator directed the concern to the project manager. Friday, 12/15, PM spoke to ****** & offered to go right over to inspect the roof, Friday was not a good day. Appointment was set for Monday 12/18/23. 
      Weather conditions prior to inspection. Sunday night,  12/17/23 there was a big rain storm with high winds and almost 3 of rain. Monday morning ***** degrees high winds with light drizzle. 
      PM met with ****** 12/18/23 around noon. No water damage was found on the main floor of the home. We started to inspect the attic. At the time of inspection, all wood decking in the attic was dry. No evidence of  exterior water infiltration. However, the decking was moldy in spots on the north west facing side of the roof. We also noticed compressed blown in insulation.  PM explained that the cause of the damp conditions is not from leaking, but rather condensation caused by heat loss from the main floor. The combination of heat loss and cold exterior temps will yield condensation on the decking. On the day of inspection the temps were mild and the condition for moisture was not met, however after the major storm the night before, not a drop of water in the attic. PM advised ****** to find a mold expert for advice, along with an insulation contractor to address the heat loss from the floor below. 
      PM and ****** went outside to check all sides of the home to check that all of the roof was torn off as per scope of work in the original contract. PM showed ****** that the work was performed properly. We also noted there is a lot of tree coverage which contributes to shady conditions and debris that accumulates on the roof. Debris on the roof, especially in valleys and wall joints can dam water and cause leaks and advised to have the roof cleaned. Despite the debris, no leaking is occurring. PM also observed a newly, improperly installed exhaust vet installed one rear section, this vent was installed by his interior contractor. At this time, there is no reports of leaking from this vent. 
      PM explained all the work was done per original contract and done properly. The issues ****** are having are not roof related.
