On Oct 28th this business stated they were going to come to my house for a free estimate and they may need to “dig a bit on the perimeter a few inches”. We came home and there was a 5ft hole dug around the entire side of my house. They stated it would be $25k to fix and if not my house was in danger of collapsing. All of this was done with no contract and no work being permitted to be done. I now need to pay another contractor to fix the issue. I have asked to contract license number and have not been answered.

I engaged Local Masonry and Construction to build a retaining wall in my backyard. Despite my repeated requests, I never received a written contract from them. Nevertheless, the contractor agreed verbally to the scope and proceeded with the work. Initiating demolition on the property with the promise of a contract the following day, March 22th 2024. The price of work was agreed to be 10,000$ and $7000 was paid upfront.

Within a couple of hours after demolition began, an inspector intervened issuing a stop work order on the property. I reached out to my contact at Local Masonry urging them to resolve the matter with the city. The following day, they assured me they had addressed the issue with the city, claiming no permit was necessary. Consequently, they removed the stop work notice on the door and resumed their activities.

However, upon checking with the city on March 26th, I discovered that the contractor had no contact with the building department, and the violation remained unresolved. Shortly after notifying the contractor, they abandoned the project on March 27th. They left me with a considerable amount of work unfinished, an unresolved stop work order, a violation for work without permit, and a $2000 penalty for work without permit.

After repeated calls and texts, I was able to get the contractor to apply for a permit from the city, albeit initially without a license number on. The city forced them to eventually refile and include their details on the permit on April 4th. Regrettably, all the work completed thus far fails to meet NJ code compliance standards and must be entirely replaced. All the footings were poured above the frost line. I had to personally work with the city to submit plans removing and replacing all of the work. This was eventually approved on April 19th. I now need to get a new contractor to refile under this permit and complete the work to code.
