    This complaint is in regard to gaining access to a secured parking lot associated with my condo in which I live and pay an HOA fee. My relative lives in the same building and owns a condo separate from mine. On numerous occasions we have reached out to the property manager Laura A. in reference to acquiring a new or replacement remote to access the parking lot associated with the condo complex that requires a keyfob or remote of some sort to gain access. Laura is the main point of contact in order to acquire this item, and she has not been helpful or simply disregards emails sent to her. Laura stated that the current owner should reach out to the real estate attorney and have them get in contact with the previous owner in order to get a new remote to gain access to the lot. Laura stated that the remote is one per household and she has no more to give out. it should be noted that this remote should be readily available to owners as they wish to pay for new or replacements. The previous owner to my knowledge was placed in a nursing home and has since passed away. If need be, I can provide emails to support the statements provided. If an owner loses or misplaces there remote for the gate to access the parking lot does this mean they will never be able to park in this lot in which there monthly HOA fee goes towards? Thank you for your assistance!

    The correspondence has been going back and forth for about 2-3 months with no resolution. Laura does not feel the need to provide assistance in resolving this issue. Myself as well as my brother are not renters, we are owners.

    I have submitted several claims to Wilkin Managment Group Property Manager *****************************, ************, to replace the rear siding. I live at Rock Creek Crossings, Riverdale, which a townhouse community. The siding is bleach/discolored and needs to be replaced. **********************, stated, " The siding was inspected at the end of September, it was noted that it was still good, and the only issue was the discoloring. Determined the siding will not be replaced." If you own a new house/car, and the siding or paint is discolored or bleached white, it will need to be replaced. It is not cosmetic, but it will lower the value of your property. Per our agreement, the exterior of the unit repairs will be completed by Wilkin Managment Group. However, the Wilkin Managment Group Manager ***************************** refused the make the appropriate repairs and should be accountable.

    It appears that the discoloration may be secondary to the owner power washing the deck. The current owner bought the unit in 12/2021. The discoloration is only in the area above the deck and along the deck post. This Association has a 3 year requirement that owners power wash and / or stain their deck. Pictures attached. Same reply was sent to the owner noting it will be brought up at the next meeting for board discussion. Thanks
