    I was paying $120 a month for a trailer space, which is driven on by mobile transport trucks, from time to time (I have to move my car and the sidewalk is broken). The Impact Communities bought the mobile home park (**********). They raised my rent to $170 in the first part of 2022. Now I am informed that they are raising my rent to $205 a month.(almost double the cost for me, my husband cannot work, as he is a resident at a nursing home, and I am a senior citizen. My 2 daughters are residents of nursing homes too and cannot help me with rent. I am 87 years old and on social security).

    I am responding to complaint received by ****** ******* regarding rent increase and crack in sidewalk.



    On 1/23/2023 we sent out rent increase notices to all
    residents. As with any business each year we review our operating costs for the
    community which can include insurance, property taxes, operation expenses,
    market trends, economic growth and other factors.  We also look at our
    current lot rental rates and compare them to rated in the surrounding market.

    My job as the community manger is to keep properties in fit
    condition.  I would like to ensure Ms. ******* that as soon as warmer
    weather approaches our maintenance team will repair crack in the concrete.

    We appreciate your kindness, courtesy and 
    prompness. 
    It can be assumed from your letter that rent increases will rise each year, what about the income of the residents ? Will their incomes rise each year Compensate?

    Glad the job as community menager is "to keep properties in fit condition." Any improvements have been appreciated. The "crack in the sidewalk, is not one crack, but smashed concrete adjacent to the water meter. It is dangerous to pedestrians as well as Children on bicycles, etc 
    The other Condition is also an impor- tont one. In back of

    shed which appears to slope west- ward and have no support under its back side. 
    Awhile back, a microburst occured as evidenced by the holes in the skirting of the mobile homes.

    can't control the weather, the can cause damage to possessions as well as death to individuals. 
    If the storage shed is not well- 
    secured, it can cause destruction to 
    I the gas pipes and meters as well as electric meters and ultimately to our trailer where we sleep. 
    It doesn't seem practical to pay increased rent when these problems remain unrepaired. Explosions and fize are not pretty. They are accidents waiting to happen,
