    Received an application to join the board a 2 year applic to be elected on the bd for being a board member, 2 spots open ! Received Aprox 11/14/24 to be returned by email or mail no later than 1/1/25 then on bd meeting in Jan,2025 the ballots to be counted on live to find the board winners! This is how not caring people can be and not no board members in *************** or ***** or epic association do nothing at all but allow a election to be held in collision and corruption in my opinion as a CANADATE to want to run fair as square like the others got to do ! Not being done!Asked for explanation nothing done in over days ! I turned my application 12/7/24 email and sent certificate of mail registration mail with receipt to make sure 12/10/24 to see my name and others who want to try and run on the board by follow the rules set by **** And the application process states and instructions state ! Nothing has been done to see this gets fixed by the *** NV LAWS GOVERNING ELECTIONS! Every homeowner submitted an application has have a right to go around the homeowners to have them vote with the same amount of days as every ******** has had and will have . The ballots should be mailed out January 1 2025 and given 26 days as the deadline was not Dec ****** its all wrong and must be done right ! Fairness to all members then I receive on my door last Friday to with 3 candidates from the Dec 5 not even January 1. , 2025 yet ! And I as a candidate follow instructions and Im not allowed to be a running candidate or other homeowners because epic did something totally illegal and wrong and no answer to make fair and correct! Im going follow instructions from N Red to see I make this election fair as fair to all candidates that want to run on the bd following the instructions! **** , ***** dont care nor the board members care ! Nothing but the truth ! Stay far away from EPIC ! And as a homeowner I have every rt to see the association and board laws and no corruption! Want fixed .

    The nomination form sent out provided the wrong date and although the date was incorrect, the time frame in order to mail the ballot out in time for the annual meeting was completed on December 2nd.  Your nomination form was not receive by that time frame and therefore not sent.  Mistakes happen, but also, you have conflicts of interest that you did not state on your nomination form that you allegedly submitted too.  You have repeatedly filed claims against the association, to which all of them have been found baseless.  Running for the board of directors in order to serve your own purposes is not appropriate.

    I am rejecting this response because: I have every right per nrs laws to run on the board I followed instructions and no where does it state to return by dec 2 2024 per Nred also I have a right to fight any valid retaliatory harassment claim the epic association has done just like any of the other canidates ! I have never ever been late or had fees this is discrimination against a homeowner and illegal to tell a homeowner in good stand following the instructions as outlined in writing that they cant run on a board its illegal to do I have just as many rights to run on the board as any other member can do ! And if not I will se le all my legal rights are protected this association cant tell just because they dont like someone make mistakes the Canadate follows I stand just because they dont like the member change rules dates etc that is illegal and against nrs Nevada laws this is appalling just because a member fights and sticks up for whats truth they cant run that is illegal to do !

    I do not have anything further to notate on this complaint.  I have dealt with this homeowner on too many occasions and all reports have been baseless up to this point.  There is no pleasing this owner regardless of what would be done to satisfy him.

    I have paid my association each month and the keep returning it. I feel its their fault. And they should havent waited this long to send me a nasty message harassing me .

    This homeowner has not sent a payment to our office since we took the account back over in December 2022.  I have attached all of the account ledgers, etc.  I believe she is probably mailing the payments to the prior management company.  Epic Association Management used to be the management company and the association changed management companies twice in 12 months and then eventually came back to Epic on December of last year.  She will need to contact the prior management company and verify her bank statements that the money was actually removed from her account.  This is not a management or association issue, there needs to be something updated on her end in order for payments to be received by our office.  She is welcome to contact ****** in our accounting department at ************ to discuss and get things corrected.

    I do not owe anything they are harassing me me.  They do not sent out notices in a timely manner letting people know they may have missed a payment before multi months past.  They keep charging the company name and account number so when I paid my ********************** they accused me of not paying.

    *****, I am unsure of what more we can do for you if you are not willing to call and speak to my accounting department.  We have only been the management company for 4 months.  We have not received a payment from you since we took over.  If you have sent them to the prior management company you will need to contact them or contact your bank and find out if the checks you are sending have been cashed.  This is not an Epic issue or a *************** issue, it is an issue with you not willing to communicate effectively with us.  I sent you everything we have on file.  If you can prove you made payments then by all means send them to us.

    I havent received the new company and bill pay number.  Was not given this information at the appropriate time.  We will need time to pay an we will not pay the late fees since we were not given /gotten the account number.  Please send me the current amount without late fees.  Its not my fault since the company changed and I dont get notified.

    I cannot simply provide you the information though this website.  You will need to contact the accounting portion of our office by calling the main number.  This is absurd that you will not simply just contact our office and feel that going through the BBB is somehow going to be better for you as a whole.  Please contact our office ASAP.  I will not respond through the BBB website portal again as this is not a BBB issue.

    I have filed several HOA complaints in regards to violations that have been ignored. Due to their neglect the quality of life in the community is diminishing. They pick and choose which HOA violations they want to uphold. If I file a complaint a response is required. I am planning to file another complaint but concerned it will be ignored as were the others. I have obtained legal counsel but would like to attempt to resolve this in a copesthetic manner.

    Dear Complainant:  Please note that once a complaint is received, the homeowners association's management team and the board of directors are required to maintain privacy.  We cannot provide you follow-up as to what is being done with regards to a potential violation.  The management company and/or the board of directors also cannot force compliance for any issue.  The process is as follows:  A violation notice would be sent if there is a violation and the owner is allotted a certain amount of time to comply with the request.  If the owner does not comply, the owner is sent a hearing notice in order to meet with the board of directors at the next regularly scheduled meeting.  If the owner does not correct the violation after that hearing then the only course of remedy the association has is to fine the homeowner on a weekly basis, up to $100 per week.  We cannot tell you what step the association is on with regards to the violation process.  We also cannot simply correct the violation on behalf of the homeowner, unless it is a clear health and safety issue.  As much as we would like to be able to address some violations in a more expeditious manner, we simply are required to handle the instances in accordance with the CC&Rs and NRS116.  Apologies if you feel we are not enforcing the matter to your liking, but unfortunately we have laws that we must adhere to.  If you feel the issues you are reporting are a ***** and safety issue, please advise and we can have the definition of such reviewed with the ***************************, otherwise, we will have to continue with our stated practices that are notated in accordance with the laws that govern homeowner associations.

    I am rejecting this response because: 

    I never asked for a result of outcome. I stated there was NO response to me. I have repeatedly brought this issue to the ***s attention. It is not my responsibility to put cat traps throughout the neighborhood. The *** is more interested in landscaping violations than the actual health of the community. A response to my complaint could have contained anything. I have never asked for a violation of another property be shared with me. I have zero interest in knowing what happens on another property. My only concern is my own property which is being covered in cat f**** and other fluids on a daily basis. My interest pertains to the ***s neglect of the community and lack of response in that regard.

    Please refer to my last response.  Nothing can be done by the association with regards to stray cats.  You would need to contact animal control and work with them on removing the cats.  Also, you are not a homeowner and I cannot provide you with any additional information or responses.  Thank you.

    ***************************** tired to ive me ticket on february. she said my irrigation clock is not working. i proofed everything and it was working. we argued couple times. she couldnt proof that wasnt working. I got a letter last week from her. she said my front yard grass is turning yellow. if i dont fix, she will send me 100$ tickets again. i told her, its HOA business, you guys have to take care about it. And she told me my grass are yelloy now. because iy irrigation clock wasnt working on february. i told her, if it wasnt working on february, why nothing happened all summer and its happening now end of october. and she started to yelled at me. also i checked my neighbors houses and most of them turning yellow. i dont know whats wrong with this person but she is always trying to give a tickets. which is she cant proof anytning. im tired of her harrasment

    ***************************** is a representative of Epic Association Management that is tasked with sending notices and responding to violation concerns for the community in which ******************  In February 2022 a letter was sent to ****************** stating that the landscapers that maintain the front landscaping of his home (required and hired by the homeowner's association) reported that the irrigation clock did not have power.  There was no response from the owner with regards to this letter from the date it was mailed on February 7, 2022 until June. On June 3, 2022, because a response had not been received from the homeowner,Epic mailed a hearing letter asking the homeowner to attend a hearing in order to discuss the violation as the homeowner is required to keep the power on that runs the irrigation timer for the landscaping even though the association maintains the ******************.  The homeowner received and responded to that letter June 7, 2022 stating that the power was on to the home and that he did not know of any issue with the irrigation timer.  On June 8, 2022 the landscapers confirmed that the irrigation timer was no longer an issue and the violation was closed.  There were no fines assessed to the homeowners account for this violation.  
    On October 19, 2022 a letter was sent to the owner noting that the grass in his yard is stressed and it seems to be a watering issue.  He called the office and spoke to ***********************, not ******************************  The call was actually terminated because ****************** was warned to stopped yelling at ***************** and he refused to calm himself and have a civil conversation.
    The irrigation clock violation issue from back in February-June and the violation notice that was sent in October was because the grass did not recover from the irrigation timer clock not having power.  Because of the issue, the homeowner is required to take action to restore the grass to its original condition.  I am uploading a picture of the grass damage for review. 
    I believe the owner does not understand how the *** functions as a whole and where the responsibilities lie accordingly.  He should consult his governing documents as this is not a management issues but an issue he will need to discuss with the board of directors for the association as we are only acting on behalf of the board.  Thank you!

    they sent me only 1 time letter on february and they couldn't proof that clock wasnt working. Whatever they are saying, completely lie. I need them to resolve the problem. Even that clock is not working, why nothing happened to front yard all summer. Why its happening now. They just wanna **** tickets without reason.

    This is not an issue that Epic can assist you with.  This is an issue you must speak to the board of directors for the association as we are only going off what they have requested and the information that was provided to us.  You have been set for the hearings that will be scheduled in December (that is when their next meeting is) and you can discuss this in detail with the board at that time.  Epic is not responsible for these actions and you filing a claim against Epic is not appropriate.  This is a board of director issue and you should be discussing this with them.  We are simply a third party communication liaison in this matter.
