**Summary:**Significant and negligent oversights in the home inspection by VIP Inspection Group LLC on February 26, 2024, resulted in substantial damage to the air conditioning system, necessitating costly repairs and replacement.**Background:**After moving in on March 18, 2024, the ** system failed to maintain temperature, running continuously with noise and ice formation. Pro Price Heating and Cooling identified the improper installation of two air filters, severely restricting refrigerant flow and straining the compressor.**Impact:**The HV** specialist recommended a $4,000 repair with no long-term guarantee. Due to the compressors uncertain state, I opted for a $5,000 system replacement on May 6, 2024.**Inspection **************************************** LLC's report claimed the ** system was in acceptable condition. However, the easily observable dual filter setup was missed, restricting refrigerant flow and causing compressor failure. This oversight resulted in significant costs.**Financial Impact:**I incurred $5,000 for the new ** system, increased electric bills due to the overworked compressor, and inspection fees for two properties.**Demand for Compensation:**I request a full refund of $5,000 for the new system, compensation for increased electric bills, and a refund of inspection fees. Failure to address this within 14 days will result in legal proceedings.**Resolution Sought:**I will file a small claims complaint and ensure VIP Inspection Group LLC is served. I will inform potential clients and file a formal complaint with the ************ governing home inspectors.**Attachments:**- Inspection report excerpts - HV** professional's report - Photos of the dual-filter setup **Conclusion:**Please treat this matter with the seriousness it deserves and respond promptly to avoid further legal action.Sincerely, [Your Name] [Your Contact Information]

When we performed the inspection on February 26, 2024, the ** system produced cold air output within the range of normal and we identified the age of the unit as manufactured in 2020. However, the system exhibited symptoms of improper operation including excess noise which prompted us to recommend further evaluation and necessary repair by an HV** professional. The recommendation was made in the Summary section of the report provided to ********************** and his agent on February 27, 2024. The Summary section of our report is at the front and has a bold type heading which says: "Items featured within the Summary are identified as requiring repair, maintenance, and/or significant further evaluation or inquiry." Item 7.4 within the Summary describes the symptoms and states: "Recommend further evaluation, maintenance, cleaning, and any necessary repair by an HV** professional." Unfortunately ********************** and his agent failed to act on the recommendation during the due diligence period, and ********************** expericed problems with the ** upon moving in and the beginning of the cooling season.

The complaint provided states the key condition or defect we should have reported which led to failure of the ** is a double filtered condition. The assessment from the ** has some conflicting statements: it refers to a double air filter which restricts refrigerant flow. Air filters and air flow are completely separate from the refrigerant system within the ** system. Regardless, the system did not have a double air filter or a double refrigerant filter at the time of inspection. No evidence is present or ever presented to me indicating the system ever had a double filtered condition. The system installed at the time of inspection was a 2020 model ****** 214 product. The ****** installation manual requires a refrigerant filter to be installed in the refrigerant line between the outdoor condenser coil and the indoor evaporator coil which is exactly how the system was installed. One indoor air filter was installed as pictured in the inspection report. No improper installation was present. I understand most homeowners do not have a depth of technical knowledge, nor do I expect them to. I'm happy to explain the setup of operation of the system and have addressed it directly to **********************. Unfortunately, I believe he may have received incorrect information from an ** contractor who subsequently installed a new system.
