      Be aware that a **** month lease is required. That information is NOT disclosed anywhere on any one of their web sites. They do not volunteer that information when you personally speak to them. When you fill out the application and provide all your personal information and pay $196.63 it does not state anywhere that you must sign a **** month lease. When you receive word that you have been approved, it asks would you like to sign a 6 month or 12 month lease. (UUMMM neither I was not informed I had to sign a long term lease) When I stated that this information was never disclosed to me I was told "YOU DIDN'T ASK" They claim since I am the one backing out my money will not be returned. I am backing out because they did not disclose a very important fact to me. I can't be the first person this has happened to. Many of the other apts. I looked at clearly stated when a lease was mandatory. Why would they at this point not disclose this information, except to make a few extra easy bucks. Completely unethical. A straight rip off!!! Gave 1 star only because I to choose a star rating to leave this review.

      ERGS Properties regrets that this potential new resident had a less than ideal experience. We take any and all criticism and use it as a learning experience. Here, however, there appears to be more going on than what is being reported.First, the applicant claims that they were not informed that ERGS Properties requires a lease. This is an astonishing claim. Any apartment community requires a lease, just like a hotel, motel, VRBO, ********** or any place you are staying. To believe that the applicant did not know we require a lease is simply unreasonable. A minimum six-month lease is standard industry practice; anything shorter becomes more expensive. Further, short-term (under 30days) is a weekly situation. This is Nevada Statute.Second, apartment communities charge an application fee. This is to cover our costs for employment verification, previous tenant history and credit and criminal background check. All of this takes time and money. We do not make any money from the application fee. And, contrary to what is being stated, our application very clearly states that the fee is non-refundable.ERGS works with our applicants to achieve a successful move in. In no way do we prefer or anticipate cancelled applications. However, when this does occur, we do have policies that are clearly stated in our advertising, statement of rental, and terms of agreement for our applications. The latter two require an applicants agreement via their signature. These sections requiring signature explain the forfeiture of fees should an applicant cancel their application or move in. It is common practice for rentals to require lease contracts, with most companies demanding a minimum of 12 months. ERGS strives to accommodate the needs of our applicants. Therefore, we proudly and openly offer both 6- and 13-month initial lease options, granting both shorter and longer terms to choose from. ERGS values transparency, even drafting our applications and contracts into conversation friendly formats and moving away from the typical legal jargon that is widely used. We believe in good business practices and are confident in our clear communication with prospective residents.In this case, and in response to the complaint, the applicant is making false claims and takes an unreasonable position. We treat all our residents and applicants with respect and in an open, honest, and transparent manner. We ask the same in return. Here, this applicant did not act in an open and honest manner.

      If I am making false claims, I challenge any applicant to find anywhere in this company's advertising of these apartments where you are informed there is a long-term lease requirement. Yes the contract states the applicant forfeits the fees if the applicant backs out, however since the company failed to disclose a pertinent required stipulation, that is where the unethical business pratice comes in. I made zero false claims! As my complaint warns...BEWARE of the undisclosed stipulation before you hand over your unrecoverable money if a long-term lease is not for you. If you'll notice after their long winded rhetoric, they still fail to point out where this info. Is disclosed for your eyes or ears. Only that you should have known. I haven't rented for almost 27 years. I do not know, and I'm willing to bet some other new renters do not know either. Upfront transparency is missing. Once again prove me wrong.
