      I am submitting this complaint regarding the conduct and lack of transparency by CYC Realty Management in relation to recent charges imposed on residents in my community.

      On April 15, 2025, I received a letter from CYC Realty stating that due to a cost overrun of $33,686.32 related to a mailbox installation project, each resident is now required to pay an additional $100, due by September 15, 2025. This project was not brought to a vote, nor were residents notified ahead of time that we could be financially liable for any budget shortfall. The letter provided no documentation—no receipts, invoices, or copies of an approved project budget—despite residents being asked to absorb these additional costs.

      Furthermore, each resident is required to pay a $33 monthly "recreational fee," which reportedly contributes to the maintenance of the neighborhood's tennis courts and other recreational areas. With over 300 residents, this generates an estimated $11,000 monthly. However, these areas are frequently unkempt, raising legitimate concerns about how these funds are being allocated and managed.

      I have previously requested detailed financial records, including invoices and proof of expenditures from CYC Realty, but have not received any response or documentation to date. As a paying resident, I believe it is my right to know how collected funds are being utilized.

      I respectfully request that CYC Realty provide:
      - Documentation of the mailbox project’s original budget and approval process.
      - Itemized receipts or invoices for the mailbox project expenses.
      - A clear and transparent breakdown of how the recreational fees are being spent each month.
      - A response explaining why these documents have not been shared despite prior requests.

      The lack of transparency and accountability from CYC Realty Management is deeply concerning, and I urge the BBB to investigate this matter to ensure residents are not being unfairly charged or misled.

      BBB spoke to administration at the business and the following was relayed: That is a decision made by the HOA Board.  The HOA Board decided to charge their fellow residents for this.  This was not a decision made by management, we had no part in the process, the discussion or the decision.  If this resident is unhappy with this decision and fee, then they need to respectfully dispute it with their HOA Board.  Thank you.

      Yes Cyc reality and clothing items are infested. As a result of all this stress and additional expenses I am suffering with Postpartum depression, while trying to find a new home for my newborn baby and myself.
