    Dawn Homes is a shady company. They withheld my security deposit and didn’t inform me in writing within 30 days. I had a file a lawsuit, to which they answered by filing a collection against me. They never showed up in Court and I won the judgment. It still took 3 months after the judgment was filed for them to pay. I’m sure they thought I would give up and just walk away. The collection has been removed. DONT RENT FROM THEM!!

    My experience with Dawn Homes Management (DHM) reveals concerning issues with documentation, fair housing compliance, and accountability. After filing a formal complaint regarding their fair housing practices, staff oversight, documentation errors, and maintenance issues, they settled without acknowledging the documented problems. Most tellingly, when sending the settlement check, they made the exact same type of documentation error (missing apartment number) that was part of my original complaint -- causing the check to be returned and delaying the settlement process further. When I pointed out this ironic continuation of their documentation issues, they again refused to acknowledge this as another instance of their broader pattern of lack of attention to detail. This consistent lack of accountability, coupled with repeated documentation failures, suggests systemic issues that run deeper than simple oversights. This is particularly concerning given the legal scrutiny of DHM's fair housing practices, as evidenced by the recent fair housing lawsuit filed by New York State Division of Human Rights against DHM. You may find relevant links to the news coverage of this lawsuit through a simple google search, using the keywords "Dawn Homes Management" and "fair housing." The following pattern raises serious red flags about their commitment to improvement: 1) Refusing to acknowledge documented maintenance issues and staff oversight; 2) Refusing to substantively address fair housing concerns even as they are currently under legal scrutiny for potential fair housing violations; 3) Settling complaints without admitting fault; 4) Repeating the same documentation errors and dismissing systemic problems. Would not recommend until they demonstrate not only improved fair housing practices and attention to detail, but also genuine accountability for their actions.

    I reside at a property managed by Dawn Homes in Glenville, NY. I gave them one star, but the reality is they do not deserve even that. We have had nothing but problems with this company. Every single year they hike our rent an extraordinary amount. We're talking some renewals are $200+. We literally have had to beg them to adjust the rent in a more equitable way. No one can afford to pay an additional $200+ a month. The thing that really got me is the following. I renewed my lease August 1st. My chihuahua, Lucy, passed on August 14th. I phoned the management office to have them modify my lease without the pet fee. I was denied with a statement that we don't change, or rewrite leases. Now, I will be paying the pet fee for the entire year for a pet I no longer have. 19 days and they couldn’t be bothered. This is not only criminal, but cruel. My advice is never, ever rent from a Dawn Homes property.

    Unable to negotiate rent lower. Too pricey. Bad management. I am now literally homeless due to their lack of willingness to work with us on a more affordable rent. The rent hikes happen every year

    I lived in their Fairview Apartments in Ithaca, NY. AVIOD AT ALL COST OR YOU WILL HAVE COCKROACHES AND ALL SORTS OF PAIN The property management team and the entire company is the most irresponsible and money-hungry landlord in town. FIrst, there are cockroaches in the apartment since the day I moved in. The building management continues to call pest control over, but roaches can still be found, so the only reason they are so happy contacting pest control is so that for a meager amount of hiring the pest control officer, they can show that they have “done something” and make it impossible for you to break the lease and swallow your rent whole. UNLESS you want to LIVE WITH ROACHES, DO NOT MOVE THERE. I moved out after 2 months. I happen to know the tenant in the apartment upstairs, and they are still seeing roaches. There are plenty of nice, modern, large apartments that do not have roaches in Ithaca for the same price, so there are really no reasons for you to sign with this place. When I moved out, I assume that I would no longer have to pay for parking since I no longer have a car on premise. However, it turns out that the monthly parking charge cannot be removed. One should note that they were more than happy to add the parking charge to my lease when the lease is starting. My original lease without the parking costs was replaced with a new one that reflects the parking cost, and I had to sign on that new sheet. When you ask them to give up money, however, it somehow becomes impossible to change the lease. For anyone reading this post, you should be SMART with your money and NEVER SIGN WITH THIS PLACE. DO NOT RISK your personal belongings with ROACHES and crappy management.

    I hate to leave bad reviews I feel as though is a waste of time but here I go anyway. My wife and I moved here back in July of last year we pay top dollar here and are never late with the rent. These places are very dated and we knew this and accepted this. My issue is with the maintenance. It seems like anytime we have a problem with something that needs to be fixed it never gets fixed. I always end up doing it myself and it's getting old. The snow plow driver actually pushes the snow into the garage doors bending them and also pushing in my whole front door frame so the cold air comes rushing in. I contacted the office about this and they told me that they would urgently get out there to take care of this problem. Here we are two weeks later and still nothing happens. Now I don't know if they have a poor maintenance team here or port management or if just the owners are cheap or maybe a mixture of everything. We all pay good money here for these places and we should have things fixed when they get broken and stop leaving it to your tenants. I seriously regret moving here it's been nothing but a headache. And during the snow plow removal you actually tow vehicles out of their own spots so you can plow their driveway? Who does this I've never seen this happen in any of the complex we've lived in. It seems like you only take care of the things that are highly visible and things that might become a possible lawsuit against you. I have talked to so many tenants here that feel the same way as I do. So the end results could possibly be all your good paying tenants move out and then you can start getting project people is that what you want cuz you're doing a good job of it. Some seriously Fed up
