      Spinnaker Management (******************* Property Management Office) are deadbeats regarding our neighbor disputes despite our paying the *** fees every month. The structures/walls here are notoriously thin due to cheap building materials such as wood instead of concrete. The tenant below our unit needlessly runs their bathroom vent/fan for several hours at a time, for no reason other than to harass us because we had previously made it known that it should only be used sparingly/when necessary due to the fact that it shakes our entire unit when on. We asked the owner of the unit to temporarily uninstall the bathroom fan/vent, but are still unable to get them to do so. The tenant also commits substance abuse in the unit or balcony area, which seeps into our unit through the windows and bathroom. Tenant also sometimes makes loud slamming or banging sounds, often on purpose for the purposes of harassment, despite no instigation from us, seemingly at random times. The owner of the unit keeps renting the unit out to very bad and mean-spirited thugs and potheads, despite that we ourselves are not smokers, let alone drug-users. The tenant doesnt answer the door to us or town police, who tell us to get the condo management to help, who in turn are deadbeats. We need the bathroom vent/fan of the unit to be temporarily uninstalled, until such a time as the bad tenant finally moves out and a very good tenant is selected to move in, such as a kind elderly lady. In addition, no smoking of any kind is allowed in the unit or the balcony area. Loud slamming, stomping, or banging is also strictly forbidden. We ourselves also honor these rules. Spinnaker must get the owner of the unit to: (1) Uninstall the bathroom fan/vent. (2) Instruct the tenant that there must be absolutely no smoking of any kind, and no loud banging/slamming/stomping. (3) Consider ending the rental agreement with the tenant, and replacing tenant with someone more along the lines of the sweet old lady type.

      I've lived in a Spinnaker managed property for the past five/six years and had overall never had much of an issue. Surely things have occurred and generally have been addressed in a relatively effective manner.A few days ago, I was attacked on the property by a fellow tenant in an act of apparent road rage and homophobia. After contacting the police and talking with a few friends who were on the board about the situation...they told me to contact the management office. Clearly this is a portrayal of their awful security at our complex.As I told '*****' on the phone about the man punching at my car window screaming "faggot," ect she laughed at me. Laughed over the phone and said "yeah, we don't deal with that."I've been told by residents that have lived here longer that we used to have security that would patrol throughout the night. This is all coming to light after a string of vandalized and broken into properties of tenants. Is that an issue that we're deciding to laugh at and not deal with as well? Because currently no measures have been taken.Our HOAs have nearly doubled since we moved in but all aspects of life have seemed to drop. Constantly having to repair laundry facilities and are told to "use at our own risk" after many people have items destroyed. The snow maintenance has dwindled to the bare minimum. The lawn care and environment care has also all but disappeared. All these fees in our HOAs are going somewhere, but not to provide comfort or safety to residents.Do better.
