    The company is extremely greedy and deceptive. This is my first time renting since moving out of my mom's house, and I've been in my apartment for four years. My rent suddenly increased from $2,750 to $4,100 for a three-bedroom, even though my lease states it's a rent-stabilized apartment. After consulting a lawyer at housing court, I discovered that my landlord is illegally gouging the rent. While I'm pursuing this issue, I want to warn others to be cautious with 311 Rogers. I've had to file a DHCR case and seek legal representation.

    This company is dishonest and unresponsive. I have lived in one of their buildings (*****************************) for about 2 years. They refuse to respond to concerns or questions about maintenance issues in common areas or the fact that they are slowly doing away with the doorman position without informing tenants. There is no contact information for the management company itself, only the building super, and if youre not happy with his work (or lack thereof) , thats too bad because no one will respond to you. Once youre in the building, say goodbye, because thats the last time youll hear from them.

    One of the worse management companies in *************. The best advise I can give you as tenant is to not do business with them. As a management company they have to failed to employ people who are subject matter experts when it comes to doing repairs, and maintaining their building. Many of their buildings have city violations, such as lead base paints. The units in there building appear to look good on the surface but their internal piping infrastructure is in desperate need of the repairs and major upgrades. There is a lack of communication and some of the supers that are responsible for maintaining the building are verbally inappropriate with the tenants. In a addition be mindful when using the broker associated with showing the units as they all work together. My recommendation to anyone looking to rent a unit from this company make sure you rent from a building that is newer and check the ******************* on ***.gov
