      Over the winter months of 2025, the property management company of the complex I reside in changed. The complex is located at *** ** ***** **. The new management company became the Ciminelli Real estate group. After this change, there has been neglect in the upkeep of the property. For example, the grass is overgrown, the weeds have not been removed and probably the most dire situation is the state of the complex’s pool. The water is now a green color. There is extreme build up of grime on the pool’s floor and walls. Tenants have not been able to utilize the pool since the summer season started, due to its condition. Tenants have received emails from an employee of the Ciminelli group stating that it is their priority to work on the pool and improve its condition. However, the pool has been in this state for weeks now. The state of the water is a health and safety concern.

      RE: Response to BBB Complaint Regarding Property
      Maintenance #********  To Whom it May Concern, Ciminelli Real Estate Corporation is in receipt of the
      complaint filed against it regarding conditions of *** ** ***** Condominiums as
      of June 25, 2025. The following is a response to the complaint to prove
      resolution to all noted issues. *** ** ***** Condominium is a condominium community.
      All units are owned by homeowners who pay a monthly assessment toward the
      common elements of the property, including grounds maintenance, pool care, and
      pool equipment upkeep. Ciminelli was hired by the Board of Managers for the *** ** ***** Condominiums to manage the Association beginning March 1, 2025. The
      previous management company had been ******* *********** ***** ******** ******* ******** ** *******  When Ciminelli completed its initial walk through the
      property on March 1, 2025, the pool was in a covered state, and all pool
      equipment was unable to be tested due to the weather conditions and state of
      the pool. Ciminelli contracted with ****** ***** ***** ******** ******** ********** ** ****** to open the pool on May 29, 2025, and a professional
      cleaning of the pool was completed by ****** ***** on June 16, 2025. At that
      time, ****** ***** made Ciminelli aware that the pool pump was not working, and
      the pool was closed to residents until the Board of Managers could approve the
      repair of pool equipment.  Such approval and replacement followed, and by July 3,
      2025, the pool was in working condition, open to residents and their guests to
      enjoy beautiful, clear water. Photos of the pool from Tuesday, July 8, 2025, at
      9AM are included to show that the state of the water is not a health or safety
      concern. In response to the complaint about grounds conditions
      and maintenance, Ciminelli contracts with ****** * ************ *** ***** ******** ********* ******** ******* ** ****** to provide the community with
      lawn cutting. The community received a spring clean-up on April 15, 2025, and
      the grounds have been serviced weekly by Double A Landscaping beginning April
      25, 2025, with an additional weeding on June 30, 2025. I’ve included photos of the grounds from 9AM Tuesday,
      July 8, 2025. It was a very wet spring, as rain occurred most days in April and
      May. It may have had an impact on the overall look of grounds, but as we have
      moved into warmer and drier conditions, the lawn and beds are being maintained
      to the terms in the contractual agreement made between the Board and Double A
      Landscaping. When necessary, the Board of Directors will
      communicate with homeowners through their property manager. The complainant is
      not a registered homeowner and, after reviewing all available information, has
      not raised concerns to the Board of Directors, or Ciminelli Real Estate
      Corporation before submitting a complaint against Ciminelli Real Estate
      Corporation to the Better Business Bureau. As manager, Ciminelli offers Boards administration of
      contracts, management of vendors, and financial accounting and collection of
      assessments. Ciminelli offers suggestions for the operations budget consistent
      with the needs and wants of the property, but the final decision on repairs and
      replacements, changes to levels of service, or increases to assessments to fund
      these items is the responsibility of the Board of Directors, which may increase
      the time needed to cure certain issues. In closing, Ciminelli is committed to providing
      excellent property management services for our customers, ensuring a pleasant
      living environment in all communities. We believe that all noted complaints
      from the letter received on June 25, 2025, have been resolved, and we would
      greatly appreciate this complaint being removed. Please see attached photos. Please feel free to reach out directly to our office
