    Business Response

    Date: 06/25/2025

    On 8/29/2024  I Dan S********
(Quality Roofing & Siding LLC) Met ***** ******* (Homeowner), Inquiring
about a New Roof, Homeowner was very concerned about a soft spot on his front
gable that had obviously been leaking for several years to a decade, and he was
very Concerned about the area around the chimney, that had no previous Crickets
Installed, During that time he made mention of how the builder of his home did
not have a clue on what he was doing. He wanted a quote 3 Ways, Standing Seam
Metal, Shingle Replacement, and Metal Installation over Shingles, (Over Existing
Roof). I explained every detail on how we would proceed with his concerns, He
decided he would go with the most economical way and have A Metal Roof
Installed over the existing Roof. Before Signing the Contract on 9/13/2024 He
inquired again about the Concerns, I explained every detail again on how we
would be Installing the Roof Etc.,

During the Installation Process of the new roof, The Homeowner Started
doing research Online on how to Install Vent Boots and various Topics, and
Informed the crew that the vent boots we provided were not Satisfactory, and Contrary
to the Picture he posted of our attempt to Install a Vent Boot, the vent boots we had were Installed and sealed temporarily, Requiring a speedy Special Order and a separate trip to get and Install the kind that he liked, The Day the vent Boots
were Installed, He Informed the crew that the boots and vents were not properly
Installed and would create leaks, Now keep in mind these Boots are wider and
designed for Standing Seam Roof Applications, The vent boots that we have
provided work better in Tuff Rib Applications. They Double checked everything
and Informed him it was Sealed Properly and would be OK. Now during that time
the weather was getting rather rough with rain and snow, etc. and he was OK
with waiting to do the Tweaks in spring.

On March 18TH 2025 When he called about the leaks I kindly
asked him to send pictures of the leaking area, On April 12th  2025 When he called about the leak I checked
the Order status and Informed him that I was waiting on photos which he had
thought he sent but couldn’t  find
anything, Then he sent Pictures of the Leaks which I reviewed, and whoa,  water on the side of a vent pipe kind of
Splattered, normally water streaks down the side of a pipe, I do my reviews
with the crew and determined that he was not happy with the Looks of the
Installed Boots, More pictures, OK the drips on the floor are not even in the
Same location according to the Pictures he took of the Leaks, One has drops Splattered
all over, now keep in mind water dripping, one drip at a time according to the
video he sent does not  splatter in 20
different directions that size. It did not look like a normal leak spot. The
crew did return the week of 4/20/2025 to change out the Black Vent and one
Piece of Metal, Double Checked the Vent Boot, The seals and everything was a
Okay, Saturday 4/26/2025 another Email the Roof is still Leaking, I informed
him that it is Probably not coming from the Vent Boot and I need to come down
Personally and check this Leak, My Inspection on 5/6/2025 I could see no
Indications of any Leaking from the Inside, I went by his word that it is
leaking, and the only Possible way for water to enter would have been at the
seam, and even that did not make any sense compared with the pictures and video
of the leaks, the only thing left to do was remove the boot, seal the seam,
    Which I did.

    On 5/7/2025,
He called again, still leaking, Okay let’s be honest, is it leaking? Or do you
want new Panels, because you don’t like the way it looks, He had made several
comments about the Boots bulging Slightly, but that is not a problem if it does
not leak, We explained that after you start changing boots, you have old boot
nail holes to deal with and getting the boot properly functional is not a
problem, but getting it symmetrical is next to impossible, I did call him a
pain in my neck, but we would come down and replace two panels and two vent
boots, however I’m not sure how soon we can do it because the lead time on the
metal could be up to two weeks, Contrary to his complaint, I have made no
mention of being behind or too busy. He seemed very offended, and I did
apologize for calling him a Pain in my neck, Now I have a question, that is the
only time name calling was even present and I did apologize, so why put it on
the complaint? The crew did Install two new panels and two new vent boots, Only
to get an email the next morning (after a very modest rain) that it is still
leaking, upon Investigation I learned that the One rib on the One Panel was kinked
slightly, and when Straightening the kink he came out with Binoculars to
Investigate, he even tried telling David how it gets straightened, and with
Binoculars he approved it. Okay now leaking again, I am up against with fixing
the leak, we have done everything possible to seal the boot, and David went the
second mile and sealed everything on inside before Installing the boot, Okay
the question again, is he disturbed about the kink, or is it leaking?

    He
offered to pay for two new Panels, and two vent boots, which I knew will not
solve the leaks if it is leaking. I Informed him that I am up against with the leaks,
and I would Hire a Home Inspector to help us solve the problem. Now suddenly,
he did welcome a Home Inspector but my email voids his offer of him paying for
the Panels and Boots. Followed by three more emails trying to tell me I am
wasting my money with a third-party Home Inspector, to live by my business
obligations, and just skip all the crap, and fix the problem. On 6/15/2025 on a
Sunday, He Informs me (via email) that he took a water hose and sprayed water
up towards the Vent Boot, and within 20 seconds he had water pouring into the
attic, On Monday 6/15/2025 at 1:55 he accuses me of not returning calls, (via complaint),
OK, To the best of my Knowledge I have Returned every Email, And Phone messages
that I received from him.. A question I have, after I make a suitable
resolution to further Investigate a problem he files a complaint, Is that
    normal??
    Regardless
of all the misunderstanding, accusations, distrust ect., We took two new metal panels,
two new vent boots, met with the homeowner, and third party Home Inspector, and
with the help of the Inspector we were able to diagnose the Source of the Leak,
moved the vent pipe off the rib, tested the work after the Installation, and
everything passed Inspection with no leaks. Apologies were made, and to the
best of my knowledge the Homeowner is satisfied.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

    Regards,

    ******* *******

I filed the complaint because I was basically called a liar and repletely questioned my honesty. First by Daniel, and the last time when David called me early in the morning following the most recent repair which he performed and tell me "I was dreaming, and his repair solved the leak". The leak has been an issue since March, and I had enough of placing a storage bin in my attic to catch leaking water from my new roof. They did correct the other issues I complained about, all but the leak.

I signed that I accept the current repair with Daniel, but proof of the leak will be decided if the roof doesn't leak following the 1st rain rainfall. The leak test that was performed by the inspector and Daniel, following the most recent repair was a light spraying of water by the hose. The inspector advised not to spray a full stream of water so it wouldn't affect the newly applied adhesive. Like I said I will be satisfied with the repair if it doesn't leak following a rainstorm.
