      On 21 May 2024, we sent funds ($7,289.43) to A thru Z Painting Drywall and Property Maintenance for the below painting services at our property in ************* Ave, Buffalo. Please see our email of 8 August 2024.

      The work involved: “Drywall repairs 1500, repaint upper and lower 4000, carpit 6500 bedroom doors 700, windows 4 broken 4 to yet replace 1200 kitchen cupboards replaced upper and lower, 4,000, lower bath 4000 . These costs cover labor and materials.”
      As he described in his email of Fri 17 May 2024

      It was his promise to complete the work within 20 days, or early July 2024. However, evidence from others is that he went elsewhere, to Angola NY, working, while telling us that he was tending to his ill father.

      Being absentee owners of the property, we asked the sole trader-owner of A thru Z Painting Drywall and Property Maintenance for photographs of the progress of the painting.

      After some preliminary photographs of very early work, we received this response, from the owner, when we asked for more photographs showing any progress,” Now I get moving and making progress and I’m asked in an accusatory fashion to send more pictures. I’d like to finish this without hesitation or pause.” His email of 15 June 2024.

      With barely any work achieved, the owner-sole trader disappeared to his other work place at Angola, NY.

      When a realtor alerted us to this, we asked for the work to be completed or a refund of the balance of the funds. His response was “Yeah repayment? You can stop that. Lmao….” (His email of 8 August 2024)

      We requested repayment of $5,869.43 for incomplete work at *** ************* ***.

      He was also using our other property as a residence in Buffalo NY as his home is at Holland NY.
      We discovered, through ****, a realtor, that he installed Ms *** ***** as a tenant in *** ****** **, Buffalo NY.

      He also used our funds, which were intended for repainting the outside of *** ************* ***, to repair his truck, then disappeared to do other work.

      Since beginning work for ***** ****, ive suffered two years of unbelievable accusations threats and communication issues since the beginning of last summer. He may have some issues requiring medication that seem to get in his way of seeing things clearly.    I’ve never used his property as my own. Ever. Never have I used his property for storage of my own things. Only what’s been required to complete his work. But three months ago after realtors neighbors prospective buyers and tenants all procl***** what I beautiful job he’s done restoring the home on ****** street He and his contacts were all excited to finally be able to recoup his money spent.  Yes, we had an agreement for me to complete work on ************ street as well. Which I looked forward to completing for him.   When I received the 7000 and change from Mr **** he then asked I redirect my efforts to renting the ****** street. Propery. The next 7 weeks were spent doing just that. This required vetting 42 Differnt family’s for tenancy…. While vetting I also was able to get 90% of the drywall repairs at ************ finished as well as 100% of ceilings and priming of walls thru out both units at ************. I purchased 3 Differnt windows and the materials which were left there as discussed for Mr ****. This included over 1000 for paint. 1000 for the replacement windows and all the labor it took to get this much completed.  During this time both property’s required lawn care and general maintenance that was completed several times each month.    Now all was great between us as our emails clearly show.it was then Mr **** sought the advice of yet a fourth realtor. I can provide the other realtors n**** and numbers. Mr **** had one of these realities sign a contract, the realtor fulfilled their contract and actually had an offer $20,000 above the asking price which Mr. **** turned down when deciding to rent.This is when I began vetting tenants for Mr.****. As this required Visiting Peoples properties, fact checking everyone’s employment financials current living situations Ect Ect. Was Very costly and time consuming.After seven weeks of this, we agreed on a tenant. I took the woman’s deposit and she began to move in.At this point, Mr. **** began talking to a realtor who told him that all the hard work I had completed with the house looking is great as it did was not a good idea to move in a tenant because he believed it would lower the amount of money In a sale for the property.It was at this point after the woman and her child had moved into the property that Mr. **** told me I needed to remove the tenant. I told him regardless of any issues between me and him I was not willing in Anyway, To evict a single mother and a child with nowhere to go..Mr. **** went as far as to ask me to make up a story regarding a make believe dog on the property in an effort to have her removed.I have done everything in my power to make Mr. ***** happy, But illegally evicting a tenant who happen to be a single working mother because he changed his mind on renting the property was where I drew the line. I do not owe Mr. ***** any money. I feel now he’s probably being taken advantage of by the people that are working for him as Mr. **** lives in Australia. I have been in business 38 years and have never received a negative review…. I go far out of my way to make sure every customer is taken care of and I do whatever it takes to leave that job with them happy even if it takes me accepting a loss to do so. But I had to draw the line when it came to illegally evicting, a single mother and her child. It was time to cut ties..I would also like to mention the attached email when Mr. **** sent me that $7000 was not only for the work that was upcoming, but it was for money that he had owed as his email states..I would also like to say, I have never been ,in  38 years, stepped away from a property without it being finished. This is a new experience for me. When things did not go, Mr. ****, his way this was his go to threat was a negative review with the Better Business Bureau. Because as I often stay in conversation. I have never had a negative review. what I would like to say in conclusion, Mr.***** got far more for his money than what was right. He expected and got from me visits to the health dept county and city halls trip city inspectors offices all the appointments that were kept with city, inspectors health department, inspectors, insurance agents, etc., etc…. We’re done on my own time and effort to make Mr. **** happy. This is been a constant for two years….. I’ve never used my own for any reason, I do not believe I’ve had a job in Angola for almost 3 years or even in that area so I’m not sure where that information comes from. Certainly didn’t have a problem with my truck…. I hope that Mr. **** comes to the realization that he was wrong. And I hope the people that find this email take me at my word.       I have reviewed the response made by the business in referencer. to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      of A thru Z Painting Drywall and Property Maintenance has not addressed
      our complaint that he took our funds
      $7,289.43 but failed to complete the work promised. That work remains
      incomplete.He admits
      that he did not complete this work. Instead, he
      cl**** that he spent 7 weeks vetting 42 families. He is not a realtor. We
      hired him for painting and drywall work.We paid these
      funds for this work only. Other funds were otherwise sent for other items that
      he lists.He has not answered
      his abuse regarding our asking for details of work completed. His response
      contains more of his abuse, personal condemnations and false disparagement.He does
      have a business base, listed on the BBB, that is at Angola. He told a realtor
      that he was working there in this time. He told us that he was caring for his
      father.He has
      failed to answer evidence from emails & texts that substantiates his
      failures. He has not
      offered any recompense but admits that he has taken “the woman’s deposit” and rent. That is not his money to
      take. He has not clarified if he may still be receiving the rent.

      Unfortunately, after Several attempts at working with *****,… He’s not here and continues to believe very Harsh untruths. I have attempted to work with him and he continues to not be happy . His main complaint appears to be that he gave me $7000 in May. And in his complaint to the Better Business Bureau, this payment was for the completion of walls, ceilings and windows as well as for money he had previously owed. You will also notice in the email this was not by any means a final payment for that work. But I will itemize once more what was done and purchased there was 11 gallons of ceiling paint purchased 15 gallons of wall paint in four windows one of which were installed. The windows were a minimum of $250 apiece and the paint a little more than $1000. ***** cannot dispute this as all materials were left there For him and the house locked up. Now I completed 95% of the drywall work in the job I painted all the ceilings and had a large portion of the walls 100% primed. 
         ***** also claimed I was not hired to find a tenant. And that he had no correspondence with me regarding that situation. Now you have text messages that I have sent you from *****, which prove that he was totally 100% aware of the Tenant situation and that he was indeed the Decision maker behind that process. I do understand he has also told you I was only hired as a contractor. When ***** utilize my ability to vet, the tenant for his apartment to be liaison between himself and four different real estate agents as well as liaison between himself, City Hall city, inspectors, and the county health department. I also possess an email. Where is ***** had given me permission to speak on his behalf or the property in a property management aspect for ************* and ****** Streets. If there’s any further proof needed, please allow me the ability to give it to you. Thank you very much sincerely, Robert V********.
