    B) On June 3, 2022, I notified Delkap that I had purchased an air conditioner, which requires an additional $23 monthly charge. However, it did not start billing me until September 2022. *********** overcharged me the initial air-conditioner fee by not prorating the monetary amount from the date I moved into the co-op, June 2, 2022, charging me instead from January through September for a total of $207 rather than from June, the month I moved into the unit, to September, which would have totaled $92. The cooperative Contract of Sale and the Consent Form stipulate that the unit owner is not responsible for any fees predating the move-in date. Copies attached. This matter has not been resolved, and the company has refused to return the amount it overcharged me, $115.C) The October 2022 statement included an unwarranted and illegal late fee of one hundred dollars for absolutely no reason. To date, I have never been late with any payments. I disputed the charge, which subsequently was reversed. For the record, pursuant to Article 21, 9 of the Occupancy Agreement, the charge for late maintenance dues is $50, not $100.D) In October 2022 the company claimed it did not receive my monthly maintenance check due in October, but when I threatened to pursue a legal claim for fraud because the claim was a lie, the check miraculously appeared.E) In late July 2024 the company billed me for the August bill twice the amount I normally pay, $1,476.28 instead of $738.14, and tacked on yet another bogus and illegal $100 "late" fee, for a total of $1,576.28. I have attached a copy of my bank record showing that Delkap cashed my bank check of $738.14 on July 2, 2022.F) *********** has failed to provide me the New York City tax abatement relief to which I am entitled as a shareholder of the co-op as of 2022. I have on file a long electronic trail of ping-ponging with the company regarding its failure to provide me with the abatement. Copies of emails attached.
