  Landlord refuses to fix violations that are detrimental to the health and safety of its tenants. Landlord harasses and threatens. Landlord enters apartment illegally. Landlord allows upstairs tenant to conduct illegal activities on premises. All household items damaged by roach and mice infestation.

  I'm extremely upset reviewing this compliant.  

  #1 This tenant Ms. ******** moved 2/26/25 after only living there for 4 months.  She only paid rent for two months, therefore she broke her lease.....she is due nothing.  In fact, she owes me $2100 for unpaid rent and damages.  I have been in the rental business for 30 years.  I have never gotten any other BBB complaint. This complaint is a fraud.  Please get the $2100 I am owed to and forward it to me.

  I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint. You had multiple detrimental code violations including roaches, collapsing ceilings etc. that violate the warrant of habitability and therefore allow cease and hold of rent payment in New York State.   As previously stated, Ms. ******** has not paid her rent 2 out of 3 months she was a tenant of mine.  She moved out without notice  Thus owes me for the balance of her lease.  There were no code violations what so ever.  Ms. ******** has done this to the last three landlords she rented from.  MS ******** has chosen to use the BBB to file a ridiculous complaint.  I have been in business for over 30 yrs.  I enjoy a impeccable reputation in the community.  I will be filing a small claims action against her to recover all monies owed me.

  My lease started October 1st 2024 and was vacated as of March 1st 2025. That is 5 months I was a tenant. Already this proves JHS Realty’s lies. there were several violations such as massive leak in kitchen ceiling, roaches, mice and finally a criminal upstairs neighbor (lease clearly stated no criminals were allowed on premesis)lease was vacated due to said violations and the dangers my family was put in  landlord John S****** also owned a company called “med rev” that was shut down due to harassing behaviors from him and his sister (who works as his secretary at JHS realty) Jaime  this man is known for using bullying tactics and lies to get his way which you can find all over the news and many court cases
