    I went through this company to place tenants at my property. It was agreed upon in contract that they take first months rent which they did collect. They collected the security deposit from the tenant for 1800 and kept it. I have not seen the security deposit. They said they would give it to me but 5 months later have ghosted me and have no answered any of my calls or texts.

    Paid $116,000 in 2023 for remodeling work that was not done, took the money and used in someone else's property. I would like to warn others that this company is very dis-honest and provides very poor quality work. Stay away from Romano Property Manager's, they are no good.

    This is the farthest from the truth. We will not get into the owners son's actions, and the balances they owe, how many times they are in breach of contract, how many illegal times they have left tenants without habitable items such as a refrigerator and not reported it, entered tenants apartments without notice. Any good contractor can do the math on 9 units of complete renovations, We can prove you did not pay.

    The statements/response provided still does not address the mis-appropriation of money's paid for renovations, per our record's over $50K in renovation funds were embezzled by Romano Property Manager's and over $50K in rents owed to the owner's for calendar year 2023 were not paid. The information recieved only address's the rental income theft and still does not address the money's stolen for renovation services paid but not recieved. Romano property manager's has not provided monthly rental statements to the owner's, they continue to collect the rents all while turning zero dollars over to the property owner's. Romano Property Manager's continue's to not answer our calls, dodges any communications with the owner's, and does things that are against the property owner's wishes. None of the renovation/repair work was pre-authorized by the owner's, Romano Property Manager's continue to behave in a very suspisious manner and does not communicate or take order from the property owner's all while holding on to all the funds totaling over $187K just in calendar year 2023. All work stopped at the end of August 2023 and many of the apartment's were left in dis-repair and/or vacant/empty for month's. We have tried very hard to resolve our concern's only to be ignored by Romano Property Manager's, we ask that our share of the rents be paid to the owner's immediately while we resolve the issue of renovation/repair thefts. The property owner's total losses are over $110K per our records for calendar year 2023 not counting or including January 2024 and very soon February 2024, please advice as to how we should proceed. Thank you.

    BBB spoke to the business owner and the following was relayed: Thank you for the opportunity to respond.  My contract is actually with this complainant's parents.  The complainant translates between his parents and I.  The complainant does have 3 properties: *** ****, ******* ****** *****, and ***** *****.   I will also say that communication is open and on-going.  I talk to the complainant more than any other client.  We have meetings all of the time.  There is no lack of communication.   Somewhere along the line a **** Real Estate representative, ***** *******, had a real estate deal with the complainant and the complainant backed out at the last minute at the closing table.  The buyers are suing and taking everything.  I'm caught in the middle.   Now, there seems to be 2 separate things that the complainant brought up so I will address them separately.  The renovations.  I put a stop work order in on the renovations of ******* ****** ***** because the complainant was not paying me.  He would not or could not pay me.  I was not getting paid.  So we had another meeting and I said to the complainant, " If you owe me money- I will need to start withholding rental income until I am paid in full."  And that brings us to the 2nd part of his complaint-rental income.  He originally owed me $30,000.  I've been withholding rental income so now he currently owes me $26,076.00.  But now the complainant has told the tenants not to pay me but rather to pay him directly.  So at the moment, I am still owed $26,076.00 for completed renovations that were not paid for and I have also been unable to collect and withhold any rental income.   Can you please have the complainant set up a payment plan with me so that he can pay me the amount owed? Also, I have a filing cabinet full of paperwork- documentation, signed contracts, receipts, invoices, tenant agreements- everything and anything that BBB would like, I can provide to substantiate everything I am saying here.   Therefore, I owe nothing to the complainant and he owes me $26,076.00.   Thank you for the opportunity to respond.
