    I used to actually like living here prior to the new office management staff at ********************** in ********. Last month I had an issue with the Flex Pay system that they encourage people to use to make rent more manageable. I explained the issue to the prior property management and sent her the information to verify that I was being upfront with them. I had a remaining balance but because so much was going on I was told to let everything settle and any remaining balance will be moved to November rent. Here we are today November 4th and I used the Flex app again for $2211.00. Everything went pretty smoothly there. I went in to pay the rent and unbeknownst to me I can no longer pay my rent online because it was a balance fron last month. My rent is normall $1520. As you can see that additional balance and fees were added in the flex amount I ************ park locked me out of all online services with them and rent is not considered late until the 5th after 4pm. The fees are added on the 6th. I called the office and explained what was going on and was told that I had to come and pay in person or get someone to bring it to them. Coming is not an option because I am a traveling social worker and I am out of town and will not be back in the city untl 11/15 which is why I pay online. Trusting someone with $2211 is not even an option because I have no trusted family there to take care of it. So now I have to pay $2211 plus $135 adiitional for late fees because it'll be after the 5th.Thats not all. All the girl could tell me is that her GM and Proprty manager are not available and she didn't know when they would be again but I can send an email. No phone number just an email. Well I had the email but no one in that office responds in a timely manner. So I emailed the Property manager and their ***************** I have no issue paying what I owe but I do have an issue with the lack of concern and lack of communication. I will wait for a response to fix this issue.

    I live at *********************** in ******** ****. When visiting the property prior to renting it appeared clean and well maintained. Upon moving in I started to see differently. My alarm system did not work for 2 months and I was charged for it even though they knew it didn't work. I had to complain several times prior to it being fixed. The valet trash service does a very poor job picking up bags of trash and although I do not have trash every day when I do it's not even taken and the racoons get into it. I started just taking my trash to the compactor but it has been out of service for over a month and we received notices not to take the trash to the compactor. I wonder do they expect the trash to just build up in our residences since the trash pick up service is very shoddy at best. We also get charged a community water charge and for what I am clueless because the pool they advertise has not worked one day since I have moved into this complex. The office staff either leaves early or doesn't answer the phones. They will email but not answer questions when asked about your property concerns. They text to refer people and thanks for your on time rent but they do half of their part and collect millions from this property. This is horrible and if I were not in a one year lease I would definitely move back to my old unit and pay less. At least there I know there are no services and I don't have to pay for services they do not provide.

    Blueleaf took over my complex In **************** and things immediately went down hill. I pay a monthly HOA that is supposed to include all of the services that they don't seem to keep up with anymore. Maintenance request? Good luck, they'll just mark it as completed and never show up. Want to call the office? No one's ever there! They'll send you emails about events going on but if you send them an email asking about something they just don't respond. The lawn care along with tree and **** trimming is almost nonexistent. The bushes everywhere are so overgrown you cant see out your windows. The pool was open maybe 3 weeks last year. And not to mention all of the people who are constantly blasting music in the place and do whatever they want with no consequences but god forbid you park in the wrong spot you'll get towed! This place is a joke. I wish i could give 0 stars.

    Gave 1 star because I couldn't give less. I have lived at the **************** in *********** ***** for 13 years now, and this review is not about the on-site manager. But since Blueleaf took possession of the property, my rent was immediately raised by 300 dollars. With the increase, came less services and more crime. Blueleaf does not pay their vendors, and cater to the residents that are the problem in our community. We have a serious cockroach infestation, which we pay for services and haven't received any pest control in over a year. ( again this is not about the manager, she can only do what Blueleaf will allow. ******, thank you for what you do. ) someone else wrote about Blueleaf being a slum lord, I tend to agree. The leasing agent is a joke, ****** tried to evict my neighbor because his truck is too loud, when she let's tenants ride their unlicensed and unregistered mini bike around the complex. Creating a liability for them. My brother in law ( who is also a tenant). Was given a lease violation because of loud music. He doesn't even own a stereo, the complaint was actually for the residents above him. And since I am on a rant, let's talk about all of the car's in the parking lot that obviously don't run. And we used to have landscaping weekly, but that's not happening anymore. So when my rent was raised, I had to give up all of the services that were included.

    Slumlords who won't replace broken mailboxes at the Grove Apartments (phase 2) knowing they have been broken for over a year. Mismanaged property that has gone downhill tremendously since Blueleaf purchased it, all of which is a complete embarrassment to the tenants and surrounding areas. Inept and remote, they should not be in the business of managing properties were actual people live.

    This is absolutely the worst company I have ever rented from. They raise rates insanely with no notice or concern for their residents. FORCE us to pay high prices for a WIFI package that they sprung on us with no notice. Threaten to turn our WIFI off if we don't sign up for it. Absolutely horrible company. The office staff is great but are reprimanded for sticking up for us residents. If I could give zero stars I would! DO NOT rent from this company they are crooks!

    They take advantage of low income familys and force them to pay for services they may not want nor can afford. If you work from home, you cannot choose your internet plan or provider. You are automatically going to be charged for spectrum services whether you utilize the service or not. It doesnt matter if you have a better quality internet provider for a less price. You are subjected to their quality of internet whether you want it or not. And they implement these decisions during a lease and expect people to pay these charges even though its not included in the contract. The only way to bypass it is to complain enough, but it shouldnt even have to get to that point. I wont be renewing my lease. All over internet. That I need to work. And live. Thanks *******.
