    Beware of ****** tactic. I would give zero stars if it were possible. **** is exceptionally detailed and charges by the hour. If you plan to use him, I would suggest a flat fee for the project. He'll create additional plans that were never asked for or required and charge you for the time. He'll find unnecessary ways to involve himself and charge you for the project. You won't know, and when you least expect it, when the project is about to get started, he'll send you an invoice. He'll force you to pay him the unreasonable fee/invoice by holding and delaying the project by removing himself as the Architect on Record, which is required by the building permit. We had to cease all work and find another architect to resubmit the plans.
