On 04/10/2023, I hired N.T. Concrete to pour a concrete patio with a proper slope to ensure water drainage away from my home. Unfortunately, the work performed by their team was far from satisfactory. The concrete patio slope was not constructed correctly, and water consistently pools on the surface instead of draining away as intended. This not only poses a significant inconvenience but also has the potential to cause structural damage to my home over time.

Furthermore, the patio was poured even with the foundation sill plate and window wells. This design flaw has led to window well flooding during rain, causing potential property damage and creating a safety hazard when freezing.

Following the completion of the project, I promptly contacted N.T. Concrete to report the issue and request that they remedy the situation. To my dismay, they initially refused to acknowledge the error in their work and instead claimed that the patio slope met industry standards. Despite providing evidence of the improper slope, they persisted in denying responsibility for the subpar work.

After discussions with an independent expert, it was undeniable that the patio slope was indeed incorrect and the design posed significant problems. At that point, I hoped that N.T. Concrete would remove the existing concrete patio and reconstruct it with the appropriate slope to prevent further issues. N.T. Concrete was adamant about not removing the patio. Instead of offering a professional resolution, they proposed a mere refund of $500, which is not an adequate compensation for the faulty work they delivered. I would like a full refund of the purchase amount. This will afford me a professional to remove the patio and construct a surface built to a higher standard.

Hello *****, as we have discussed in the past about options to resolve the matter, we are sorry we weren't able to come to a conclusion. Although we had you and your wifes verbal consent that the area looked "fine" prepped, which indicates where grade was established, how "fall" was going to be, & the installment of window wells. We hold a high standard for being a small business, with much positive feedback. We are sorry that we could not vote to an agreement on how to resolve the matter.

The business owner has not resolved any of this matter.  He is also lying about me giving him a verbal agreement that the pre-work was “fine”. I wasn’t even at home when the work occurred.

His proposed solution was to add more concrete to the top of the patio to improve the slope, which solves one problem but creates several more.  We had a contractual agreement to build a patio that has proper slope. He did not deliver that patio. I will only settle for a complete refund.

Once again *** **** we're sorry that we were unable to come to an agreement, With our policy we DO NOT accept any down payment, or payment until the work is completed. Where then you had the option to give your concern before payment. As also stated in the text message you uploaded you commented "Patio looks great!". You also stated that the patio was poured on 4/10/23, when the invoice states clearly 4/11/23. Once again we offered a refund, as well as a solution, but was not able to come to an agreement!

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, reasons for rejection are included below.

The date at the top of the invoice is 4/10, so that is an honest mistake by NT Concrete.

The original contract (which I signed) had the details regarding proper slope on it. Our virtual access to this contract was revoked AFTER the job was completed. A screenshot of the original quote is the only evidence I have.

The invoice AFTER the job was completed had the lines regarding proper slope REMOVED.  In fact, they were the only noticeable lines removed.  (Screenshot attached).  The patio did “look” great. Despite it’s initial appearance and upon closer inspection, It is not built to standard. It creates safety and structural problems to my home.

The owner collected the money immediately after the job was completed. The check we used to pay NT Concrete was cashed before I even had a chance to come home and inspect it.

The solutions DO NOT fix both those issues. The refund is insufficient to even remove the patio. Since NT Concrete declined to remove it, and the solutions have been deemed improper by independent professionals. A full refund is the only logical resolution.

    Regards,

Once again we apologize that your expectations weren't met, to the work we performed, we have tried to resolve the matter. Attached is the contract agreement to which was signed before work began. As we have said no payment was required until the work was completed therefore, if you were unhappy with the project, you had the opportunity to explain why payment was being withheld.

At this point, I don’t believe that NT Concrete will make any effort to rectify this situation aside from the insultingly poor suggestions.

No solutions were stated in your response.

I have stated multiple times; the current suggestions neither fix the problem, nor will they pay me back for the patio slowly doing damage to my home.

The patio has fall from left/right, or right/left. Indicated in the picture sent you can see water run off. We have offered a solution to try to help, as another possible solution could be a drain installed. We're sorry that your expectations were not met, as we discussed the area was prepped on 4/10 & poured on 4/11 allowing for any changes to be made within that time.

    Customer Answer

NT is correct in admitting that the patio is not sloped away from the home. It is nearly level on the axis parallel to the home, and sloped negatively towards it.

this is in violation of building code, as mentioned in my text message. Here it is for reference:

“Impervious surfaces within 10 feet (3048 mm) of the building foundation shall be sloped to a minimum of 2 percent away from the building.” R401.3

This isn’t just my opinion. This has been agreed upon by multiple concrete experts after inspecting it and providing me quotes to re-do it. They have also deemed NT’s solutions insufficient.

To address the comment about water running off the sides, the patio may have some imperfections that cause water to run off the sides after pooling in the center. The water runs into the window well, or off the sides NOT away from the home. It is essentially a giant concrete funnel that pours water onto my foundation.

None of these deficiencies would have been observable from the prep work.  I am neither a concrete professional, nor did I assume or know that the prep work was completed.

I put trust in NT concrete to build a patio that would slope away from my home. It is not my responsibility to instruct them on building codes. Especially when it is common knowledge and common sense that concrete should be sloped away from the foundation.

I’m insulted that NT has passed blame onto me for not inspecting his work.

NT either knowingly sloped the concrete incorrectly, or mistakenly did.  Either way, it has become my mess to clean up. I don't want a patio with a drain on it. I don't want NT to come out and add more concrete on top of it.

    Let me simplify:

Our arrangement was for a properly sloped patio.

    It is not properly sloped.

Adding more concrete creates more problems.

We never agreed on installing a drain.

Unless the next communication involves information about a refund, I’m ready to take the next step.

We're sorry you're not satisfied *** ****. But as asked for solutions a drain could solve the issue. We offered a refund, for the amount of $500.00.

    Customer Answer

I am failing to see why it is so difficult to understand this. Those options do not solve the code violation.

An improperly sloped patio with a drain is just that. It is improperly sloped. A drain does not fix that.

A $500 refund, will not be sufficient to replace the patio. That is why I am asking for a full refund.

A $500 refund is roughly 1/11 of the purchase price, how is that supposed to fix my issue?

The best thing the business can do for me right now is provide me with a current mailing addres or PO Box. For the sake of privacy, that address can be sent to my email. [email protected].  I will wait 10 business days (November 27).

I’m no longer communicating on BBB.

We're sorry that you feel the $500 dollar refund isn't sufficient enough, although the invoice also covered backfilling against your foundation, equipment rental, materials, labor and so fourth!

**** the owner set up an appointment to give me a quote to replace my front walkway. When I waited and waited I finally reached out to him. He said he had me down for the next day. I am not available the next day.
He admitted that he dropped the ball and then proceeded to tell me that I should just get someone else to quote it.
How rude and unprofessional. Obviously a company with no integrity. I am filing this complaint to help other people who might be looking for a good concrete company. Don't want anyone else to waste their time like I did.

Hello **** my name is **** I own and operate N.T Concrete Co , I'm writing in regards to the complaint that ****** ****** had claimed. I have attached the email conversation, she had emailed me the day she claimed I was suppose to stop by, I had here scheduled for the day after I told her that I'm sorry but I have you down for the following day, she replied either come today or don't come at all, and that's when I replied I think it's best that you get a quote elsewhere, for the fact that I had her down for the following day and wasn't able to get out there the day she thought I was coming, I thought it was in my best decision to tell her to get a quote elsewhere for the fact she gave me an ultimatum, of come that day or do not come at all, this is an act of a customer that I do not want business with and the signs were there being how demanding she was, I have attached the email conversations for you to see. As she also wants to use my company name for slandering, I have spoke to a lawyer about this and I clearly was in no wrong by apologizing first, then her to continue writing negative emails, and posting the slandering of N.T Concrete Co
