      I am writing to file a complaint against Mini Mall Storage for undisclosed fees associated with renting a storage unit at their Belpre, OH location and to request a refund thereof.
      Rhino Storage was taken over by Mini Mall Storage. The new lease agreement from Mini Mall stated the total monthly rental fee as $117.32, unchanged from the previous agreement. However, on the first invoice received, the total monthly fee had increased due to the addition of fees: Administrative, Facility Mgmt, and Payment Processing. Upon reviewing the agreement, I found these fees without proper disclosure and/or contradictory with the schedule of fees.
      The administrative fee is defined in the agreement as “a one-time and non-refundable administration fee of $0...), contradictory to $7.50 p/month. Refer Section 3
      The facility mgmt fee is not disclosed or defined anywhere in the rental agreement, contradictory to $3.21 p/month applied to my invoices.
      The payment processing fee is defined in the agreement as a “convenience fee of [$4.95 USD]..." applied when making payment over the phone, contradictory to the $4.28 I was charged regardless of the payment method used. Refer Section 5
      Changes to the agreement will receive “upon thirty (30) days’ prior written notice to you..." Refer Section 23
      These fees were applied as recurring monthly charges between and including Dec 2023-Jan 2025 for a total endured cost of $186.31, the amount I am requesting for refund. The only exception is the payment processing fee to which I deducted $8.56 from the refund for two payments made over the phone. All other payments were made online, or, online payments were disabled and over the phone was the only option.
      Late fees and lien fees are outlined in the agreement to which I have been held accountable. As the other party in the agreement, I would expect Mini Mall to hold themselves to the same level of accountability. It is for this reason I feel my request is valid and a full refund warranted.
