    I am the co-sig*er o* a lease with my so* a*d 3 roommates. They moved i* August 2021. They moved out July 2023. They lived at **** * ****** St, Columbus, OH. Their security deposit was $2200.00.&*bsp;

    I always talk to *****, who decli*es to share a last *ame. They did a move out i*spectio* with her.&*bsp;

    They we*t without a refrigerator for 5 days. She charged them $275 for a *ew o*e.&*bsp;

    The baseme*t flooded 3x, but she charged them for a dirty washer. She charged them for "specialty" light bulbs over si*k, but they're regular light bulbs.&*bsp;

    She called them a*d told them she would charge them more mo*ey if I did*'t stop co*tacti*g her.&*bsp;

    I met her whe* they lived there, a*d there was *o ve*tilatio* i* the kitche* a*d my so*'s wi*dow could*'t be ope*ed, a*d those thi*gs are illegal.&*bsp;&*bsp;

    She did *ot retur* their security deposit, a*d is eve* chargi*g them $545.47.&*bsp;&*bsp;

    She charged them for a multitude of items which she *ever fixed. I retur*ed to the home, k*ocked o* the door a*d spoke to the *ew te*a*ts, who allowed me to walk through the home, a*d I took pictures.&*bsp;

    I se*t her a detailed list of items summarizi*g accepted fees a*d disputed fees, by email, regular postal mail a*d certified retur* receipt mail, but she ahs *ot replied.&*bsp;

    It is our positio* that we are owed $1565.62.&*bsp;

    TO BBB COMPLAI*T


    I have had a*
    opportu*ity to review the allegatio*s listed i* the “Complai*t
    Details.”


    These allegatio*s are
    without a*y doubt completely false, are co*trived a*d have *o basis
    i* fact or reality.


    Firstly, it would appear
    that the Complai*a*t, ******* ****** is represe*ti*g all four of the
    occupa*ts of our re*tal property. I have checked with the State of
    Ohio Supreme Court a*d Ms. ****** is *ot a* attor*ey. As she is *ot
    a* attor*ey a*d she is purportedly represe*ti*g the four te*a*ts
    i*cludi*g, but *ot limited to, her so*, she is practici*g law without
    a lice*se which is a crime i* Ohio.


    Eve* more i*teresti*g is
    the fact that she states that the security deposit is $2,200.00 a*d
    the* dema*ds $1,565.62, which she is *ot e*titled to as the security
    deposit was prorated amo*gst the four i*dividuals livi*g i* the
    re*tal property (a*d the damages to the property exceed the deposit).
    It should be *oted that i* complia*ce with Ohio La*dlord Te*a*t law
    a* itemized stateme*t of damages was se*t to all parties.


    Before getti*g to the
    substa*ce of her Complai*t, which we will specifically de*y paragraph
    by paragraph, let's look at evide*ce as opposed frivolous
    allegatio*s. Upo* movi*g i* a* i*spectio* was co*ducted with *o
    deficie*cies *oted, see the left ha*d colum* of Exhibit “A”. The*
    review the “move out” portio* o* the right — the i*-depth
    i*spectio* performed where the occupa*ts ack*owledged the damages to
    the property a*d sig*ed off as you will see i* exhibit A” e*titled
    “Property I*spectio* Form.” Accordi*gly, the occupa*ts of the
    property, the people that actually lived there, a*d *ot the
    Complai*a*t, who did *ot live there, ack*owledged the fact that there
    was *othi*g wro*g with the property before they took possessio* a*d
    ack*owledged that there were sig*ifica*t damages as a result of their
    improper mai*te*a*ce of the re*tal property. This ca**ot be disputed
    as it was sig*ed off by the people that lived there, as you ca* see
    by the e*closed exhibit. Also e*closed is a text message from o*e of
    the te*a*ts aski*g where they ca* drop off the bala*ce that was owed
    with regards to the damages, Exhibit “B”.


    Let’s *ext take a look
    at the Complai*t details. Ms. ****** was a co-sig*er o* the lease
    with her so* a*d three roommates. The i*spectio* report speaks for
    itself a*d this form sig*ed by the te*a*ts whe* they moved out speaks
    for itself.


    I*deed, as the
    “complai*a*t” poi*ts out, a* i*spectio* was do*e with a
    represe*tative of Sersol, LLC. With regards to the allegatio* that
    the te*a*ts were without a refrigerator for 5 days, a tech*icia* was
    se*t out to fix the refrigerator a*d the tech*icia* determi*ed that
    the te*a*ts had damaged the coils of the refrigerator to the poi*t
    that it was *ot possible to repair the refrigerator. This was
    specifically as a result of the misbehavior of the te*a*ts, which was
    admitted. Sersol, LLC, co*tacted the te*a*ts a*d they did *ot i* a*y
    way de*y that they damaged the refrigerator. The te*a*ts were o*ly
    charged for the tech*icia*'s fee a*d the delivery of a *ew
    refrigerator, but *ot the refrigerator itself.


    Accordi*gly, this
    allegatio* is specifically de*ied.


    The allegatio* that the
    baseme*t flooded is also de*ied. There was a dirty washer a*d dryer
    which was *ot clea*ed by the te*a*ts for two years, see the attached
    photos, Exhibits “C” a*d “D”. Accordi*gly, the allegatio* is
    specifically de*ied that the baseme*t flooded three times — the
    te*a*ts were charged for a dirty washer. The co*ditio* of the washer
    a*d dryer exceeded a*y *ormal wear a*d tear a*d i*deed were by
    *eglige*t mai*te*a*ce by the te*a*ts.


    With regards to the
    light bulbs, the light bulbs over the si*k are *ot regular light
    bulbs but i*deed are very specific i* *ature. See the attached
    photograph which clearly i*dicates that these are *ot regular light
    bulbs, Exhibit “E”.


    It is
    ludicrous to mai*tai* that there was *ot ve*tilatio* i* the kitche*,
    there was.


    With regards to the
    other allegatio*s i* this matter, attached fi*d a letter se*t by our
    cou*sel to Ms. ****** i*dicati*g that she has acted i* a co*siste*tly
    harassi*g a*d abusive *ature, Exhibit F”. She has called *umerous
    times, made *umerous telepho*e calls a*d threate*ed to create extreme
    difficulty for the compa*y despite the fact, without bei*g
    repetitive, that her so* admitted the problems he caused, that the
    other three te*a*ts admitted the problems that they caused, that
    docume*tatio* was sig*ed admitti*g to the damages, which has bee*
    supplied to you. There is *o mo*ey due a*d owi*g to the four te*a*ts
    a*d most certai*ly Ms. ****** is *ot e*titled to $1,565.62 a*d she
    most certai*ly ca**ot represe*t the four i*dividuals as they are all
    above the age of majority. Without bei*g repetitive, what Ms. ******
    has do*e is e*gage i* the practice of law without bei*g a lice*sed
    attor*ey. This is *ot o*ly disturbi*g it is illegal.


    I* summary, Ms.
    ******' represe*tatio*s are without a*y basis i* fact a*d the
    damages, admitted to by the te*a*ts, did *OT i*clude all the damages
    which were caused by the te*a*ts.
    I*deed, the te*a*ts were u*dercharged for ma*y damages a*d were *ot
    charged for larger damages that they caused such as hardwood floors —
    we have a* estimate of $1600 just to repair the first floor.


    This Complai*t has
    absolutely *o basis i* fact a*d is merely bei*g i*terposed as a form
    of harassme*t. This i*dividual has e*gaged i* this harassme*t to the
    poi*t where she we*t a*d had co*versatio*s with our curre*t te*a*ts
    a*d made disparagi*g a*d defamatory comme*ts about our compa*y. This
    Complai*t is *othi*g more tha* a frivolous attempt by a* i*dividual
    who is *ot a* attor*ey, to secure re*umeratio* without a*y
    justificatio*.

    Sarsol LLC is bei*g disho*est a*d simply tryi*g to take adva*tage of these you*g me*. I am the pare*t of **** ****** a*d I was o*e of the co-sig*ers o* the lease.&*bsp; The boys were just goi*g to pay the mo*ies as they did *ot u*dersta*d they could dispute the charges with Sarsol. Upo* receipt of the security deposit detail, I reviewed it a*d was completely shocked. I had had previous co*versatio*s with ***** (last *ame u*k*ow* because she refused to provide) about items that were a* issues (a*d *ever repaired duri*g the te*a*cy of the boys).&*bsp; As a Commercial, Reside*tial a*d I*dustrial Property Ma*ager for 14 years, I u*dersta*d what is required if security deposit mo*ies are kept for damage a*d/or repairs.

    I*cluded i* the fax to you, are all commu*icatio*s, alo*g with my respo*se to the security deposit detail.&*bsp;&*bsp;Please review the move i* i*spectio* piece. This home is over 100 years old a*d there are zero issues writte* dow*. That i* of itself, is suspicious.&*bsp; This house was *ot i* stellar shape, whe* the boys moved i*. Whe* I visited the property, I left i* tears a*d called my frie*d a*d stated "My so* has moved i*to a hovel". The boys have accepted respo*sibility for some of the items listed but the majority of the charges are *ot legitimate a*d are false claims.&*bsp; (there is *o bli*d behi*d the stove, the di*i*g room shelves were *ot pai*ted, bli*ds were *ot replaced, pai*ti*g u*der the bathroom va*ities was *ot do*e, etc.).&*bsp;&*bsp;I have also forwarded you photos via email, that will show the te*a*ts were charged for work that was *ot completed.&*bsp;

    I did go to the reside*ce. I i*troduced myself as the Mom of a former te*a*t. I stated that the boys were charged for ma*y items a*d I wa*ted to co*firm that that work had bee* do*e.&*bsp; These you*g me* were welcomi*g to me a*d stated they were already co*cer*ed about the situatio* they had gotte* themselves i*to.&*bsp; My o*ly advice to them was to docume*t everythi*g a*d keep copies. These you*g me* allowed me to tour the house, i*side a*d out.&*bsp; I was able to photograph several thi*gs that the boys were charged to repair but the work was *ot do*e.&*bsp;

    I* additio*, I have had two pho*e calls with *****, si*ce the boys moved out.&*bsp; I did state that I would file a complai*t with the BBB, Attor*ey Ge*eral's Office a*d the City of Columbus, if Sarsol LLC did *ot do right by the boys. That was *ot&*bsp;harassme*t, that was fact. There is *othi*g i*appropriate i* tryi*g to protect these you*g me* a*d myself (as a co-sig*er).

    I have *ot misprese*ted myself i* a*y way. Bre**a*, Tyler, Sam a*d **** are aware of my commu*icatio*s. They await the portio* of the security deposit they are due.&*bsp; &*bsp;

    I am simply tryi*g to make sure Sarsol LLC does*'t *ot co*ti*ue to operate u*professio*ally.&*bsp;

    Lastly, i*cluded i* the fax is a review of Sarsol LLC which clearly shows a history of keepi*g the deposits of their te*a*ts.&*bsp; I'm certai* I could fi*d more reviews, if I took the time to look.

Agai*, a review of this compa*y states previous te*a*ts were also overcharged.&*bsp; The busi*ess practices of Sarsol LLC are suspect.&*bsp; I would like to *egotiate a* agreeme*t to e*d this complai*t.&*bsp; Our offer is a retur* of $300 per perso* (Bre**a*, Tyler, Sam a*d ****). withi* the *ext 7 busi*ess days.
