The Property Managers brother is now working and has a company vehicle. She is now backing into garage which is prohibited because it's a fire hazard. Her brother backs into the drive and in the morning he lets the truck run for over a half hour. Now I get carbon monoxide and cigarette smoke in my garage.
It is nerve racking not knowing if they are going to blow up this apartment building.

I previously filed a complaint against ***** who is the property owner. It was forwarded to RLJ Management who has done nothing. The property manager who lives next to me continually violates multiple rules in the lease agreement. She is still backing into the garage which is a fire hazard because the furnaces are in the garage. No one else is allowed to back into theirs. She is running a propane heater in the garage so they can be warm while they smoke. We are not allowed grills, so how can she have a propane heater in the garage. That is 10 times more dangerous than a grill outside. There are 3 adults living in a 1 bedroom apartment, and she keeps the big trash can that we are supposed to keep in the garage. According to the *************************** everyone living in a unit has to be on the lease and all income has to be disclosed. Her half brother ***** ******* is only 51 and isn't old enough to live here anyways. The other person they hide, but I can hear him. This ***** ******* violates quiet time every night. Quiet time is from 10pm to 6am. On 01/24/2025 she filed a false police report and when that didn't work she sent her son over to my apartment threatening me physical harm. I had to call the police on him. I am 65 years old and will not tolerate threats from a property manager. According to the lease if I did that to her I would be evicted. She should be terminated and evicted. I know that they didn't respond to my last complaint, but someone needs to do something about her.Initial Complaint

There is mold frowning in my shower toilet and window sills. My son is allergic to mold and I have the paperwork from his doctor. I have been trying to do everything to get rid of it. This has been going on since I moved in. My ceiling upstairs is growing knots and starting to bow. This place need to be shut down due to nobody maintaining it. The roof doesn’t look good at all. The drain spouts are either broken or don’t work properly, there’s weeds growing out of them. There’s siding missing. My main concern is my son and this issue needs to be resolved. ***** plumbing was here a year or two ago to replace my hot water tank and saw mold growing inside my bathroom. The maintenance even saw the mold around where the shower walls and tub separate, and also in the back of the toilet bowl. He did put cocking around the cracks of the shower a month ago. ***** plumbing also said it’s growing behind the shower walls because the cracks under the shower head. I believe this business needs to be looked into for embezzlement. This is the company that manages several apartment complexes. There is a lot of shady stuff that happens here. This is a low income property where youre supposed to redo paperwork every year. We have all been doing the paperwork every 6 months for the past 2 years. Property managers dont stay long. Maintenance is half assed or not done at all. Id like to know where all their government assistance goes because the apartments have black mold terribly. Health department wont do anything. So maybe yall will. But its doubtful. There is some corrupt s*** going on within this company as well as throughout the different complexes they own. For instance Im a first time violator of the rules and Im being evicted. But others can consistently break the rules but still have a home. Moved here in 2022 and nothing has been okay. My HVAC system keeps leaking all over the carpet. It soaks up the carpet pretty bad then dries up. (Mold) my bathroom ceiling is caving in. My apartment is infested with rats and roaches. My Neigbor’s washer is leaking through the ceiling in my kitchen. My vent in my bedroom is leaking and also leaving puddles in my bedroom. Doors are off the hinges. Everything is a MESS. Nobody should have to be forced to live this way because the property doesn’t want to do their jobs. It’s already bad enough to live in an area where violence and crime is at an all time high but to not be comfortable in your own “comfort” place is even crazier. I haven’t been able to give my daughter the chance of living comfortable. I cannot stress how many times I reached out about these matters since living here and everytime I go unnoticed. I just want someone to come and look at what I have to deal with. It’s so many things that aren’t fixed and have been fixed since living here including the blinds and it’s so minor yet it’s no urgency on fixing these things because I’m the one who has to live here not them! I’m tired, it’s depressing and it’s sooooo frustrating. All the openings that I have which is why mouses are running around. I’m tired!!!! Roaches hiding under the carpet. On June 8,2024 a car drove through the apartment next to my apartment. Red Cross put me up in a hotel for a couple of nights because I was told I could not go back into my apartment because it was unsafe. June 10,2024 I was informed I could return to my apartment. They had put a 2 by 4 to hold the roof up. The porch started to lean. They came back out on June 12,2024 and put a second 2 by 4 to hold a porch up that they had already told me was safe. I just think it is very unfair how they are treating me. These landlords want us to stay in their houses and treat them well and when we do they still don’t care.Business Response

they are charging fines and adding fees that are mistakes on their end and having residents pay the fees anyway. They are bouncing peoples rent and then making them pay fees for non sufficient funds with proof that funds were there and that their system is causing the problem. We were told we have to pay the fees anyway. They do not respond in a timely manner and refuse to give the new address to the community office. Will not answer my questions.Initial Complaint

My furance was on fire twice, My oven is not working. It has been reported & nothing is done. The hot water tank is on out, & there is a wire near the BDRM ceiling that is hot & the fire Dept has been out about it. We have have reported this many times to our Property Management & nothing is being done about any of it. This is not a resident that we have at this property. I reached out to the manager, and this is her response.
I'm unsure who ***** **** is. We do not have anyone on this property by that name.
For this unit though:
To our knowledge, the furnace has never been on fire. There is no smoke damage, etc.
The water heater is working properly, but maintenance did turn the temperature up a little bit for them.
There are no bare wires anywhere. The fire department came to due this this question a while back, and it was found that a cigarette was put out on the wall, which left ash on the wall, and they then thought it was on fire due to that.
We have not heard anything regarding the oven not working. But we will check it out as well.Initial Complaint

I am rejecting this response because: I am still owed $1000 on the job. Supposedly it was mailed out this week. To say that you only had one invoice for the money owed is a bald faced lie. If they $1100 is all that was owed why did they send another $1000 last week and supposedly mailed the last balance on Wednesday. Your company has done nothing but draw this thing out over 3 months. Doing everything in your power to make it hard to collect. Right down to mailing last check to north Lewisburg forcing us to drive there yet again only to not pay it in full. I would not work for this company again. Their willingness to lie to protect their c- rating is appalling .From the beginning all o wanted was paid for what we did. You should really work on your people skills and honesty. I have not done anything but keep my word. You should try it sometime. Hopefully the night mare of working for these people will end soon . And we can finally get the balance when this check arrives . If it's really been sent.

Its took 4 months before I got a new water heater.. mind u I have 2 school age children that live with me.. Ive had mice, rats, & roaches, a fire & 3 floodings to an extremely hazardous extent..that Maplewood has neglected proper care for.. my over went out back in _April 2022 due to my oven catching firing as I told them before the fire my over was malfunctioning & I needs a new one.. ********* never came out to inspect the unit after the fire..it took well over 1 year before I got a new stove..
Maplewood Maplewood has also fraudulently signed me up for rental assistance that I did not ask for.. then didnt even tell me I was receiving it.. so I was still paying basic rent for the year of 2022 until April. ********* has started threatening me with self help eviction notices because they were trying to get me to pay a ridiculous amount of money to fix where they made mistakes that rental assistance caught & took the money back. So Maplewood tried to add that balance to my rent without proper notice. Told me May ******* if I didnt pay it in ************************ though Id just paid them my rent on the first & was not notified of the balance. I contacted legal services due to the amount of time I had after they gave me a fake eviction notice.. which is another problem I have with Maplewood: they dont ever properly notify you of anything.. legal services went over the paperwork & provided evidence and agreed Im not responsible for the added balance theyre asking for I tried to pay them my rent twice & they rejected it both times because they wanted that & the added balance all in one full payment. Gave me written notice that were not going to accept any payments from me until a written legal agreement is reached. An agreement was never reached.. so Ive sent aside my rent for the owing months.. proceed to wait for ********* to take action like the threatened me they would.. nothing happened for 2 more months. Except they proceeding to go back to threatening me with self help 3-10 notice to vacate letters that none were court ordered Come 8/8/24 Maplewood attempted to get into my apartment without any notice given or emailed to me knowing I was still occupying the unit & while I was home with my 2 daughters & I was in the shower.. so when I heard my bottom door unlock I was afraid & waited to see if someone would enter.. he attempted to push the door open but he didnt get in due to their being a top lock as well that he didnt unlock. When I felt it was safe, i checked outside and the only person in sight was the maintenance man walking back towards the Maplewood office.
I guess they went that day to file a complaint with small claims against me as I was given notice on 8/13/24 they had filed a complaint against me. Im now waiting for further instructions from the court Since the 8/8/24 the Maplewood gardeners have been out twice & have neglected mowing my portion of the lawn both times all of my surrounding neighbors have been mowed..Customer Answer

I am rejecting this response because: it took 6 months to get a new water heater, I still have on going unaddressed maintenance issues & now theyre asking me to pay them more money that I do not owe them..I contacted legal services & legal services agreed I am not responsible for the extra amount they are asking for.. I tried to pay them 2 times and they rejected both payments because they want my rent on top of the extra money in full to make up where they made the mistake & rental assistance took the money back because they didnt have my numbers right. They said I withheld income information.. but again legal services has already gone over and agreed I am not responsible for that repayment they are asking for.. theyve continued to neglect my maintance issues & even gone as far a filing a complaint against me after attempting to get into my apartment without giving proper notice while I was home with my 2 daughters on 8/8/24 I received a notice on my door by the sheriff that they had filed a complaint against me. The gardeners have been out 2 times in the last 2 weeks & have continued to neglect mowing my portion of the yard, though my surrounding neighbors portions are all mowed & cared for..

A new hot water tank was immediately ordered for this unit once the problem was reported. The delivery of the tank was delayed by the vendor, therefore we immediately purchased one elsewhere and installed it as soon as it came in. It is not productive at all to go back and forth through this portal as this is disgruntled tenant that is current under eviction. There are many statements here that are not at all accurate, but know that we will take the necessary steps in court to proceed with the eviction.
